Full description

A split-level 2-bedroom flat with beautiful south-facing roof garden and planning permission to extend, moments from the open green spaces of Clapham Common and the amenities of Clapham Junction and Battersea.

With two double bedrooms, galley kitchen, family bathroom, and bright living room leading onto the south-facing roof garden, this flat on Lavender Hill is well-suited to first-time buyers, investors and young professionals. There is planning permission granted for an extension of the living space towards the roof garden. Additional benefits include plenty of clever storage throughout, strong water pressure and low running costs.

The green spaces of Clapham Common are five minutes away by foot. On Lavender Hill itself there are plenty of restaurants, shops and bars, whilst it's easy to walk a few minutes to Northcote Road for even more variety. Battersea Power Station, Chelsea and the King's Road are also a short bus ride away.

For day-to-day practicalities, there is a Co-op store a 2-minute walk from the flat, whilst Central London is accessible from Clapham Junction (15-min walk, 6 minutes into Waterloo, 25 minutes to Gatwick Airport). There are also numerous bus routes and Santander Cycle docking stations nearby.

Words from the owner

What do you love most about your home?
I love how open and airy the flat feels. The variation in levels gives a real distinction between the living area and the bedrooms, which makes it feel bigger and more homely at the same time.

We have built in storage everywhere, which I adore. It's a flat where there's a place for everything! It's like Mary Poppin's handbag - all you could ever need, and more, is hidden away in its own place! And because it's full of clever, little storage solutions, it never feels cramped.

The light is amazing. With the big window space opening on to the south facing terrace we get all day sunshine, but the height means it doesn't get too hot. It's cosy in the winter too. We have a Nest thermostat, so you can tell the heating to come on for when you get in.

The roof garden is obviously the big bonus though. It's a fantastic space and will be the terrace of dreams for the new owners. There's so much space, and it's ideal for entertaining and BBQs.

Why are you moving?
Our family is growing and so the time has come to find somewhere a bit bigger. We'll really miss the flat as we have loved living on Lavender Hill, our neighbours are amazing and it's so convenient. We hope to stay in the local area as SW11 has so much to offer.

We've all been so happy living at our flat.

What do you love about the area?
The East end of Lavender Hill is really up and coming. It feels like it's improving store by store, we have so many great new restaurants opening up. The world-renowned Nancy Lam's is literally opposite! Pizza Pellone is by far the best pizza in the capital, and you can travel the world of cuisine just by walking a few steps from your front door. Plus it takes under two minutes to nip out to Co-Op for that vital ingredient you needed if you're cooking for yourself. Sendero is our favourite local coffee bar and there's plenty of great pubs and bars close-by (but far enough away to never be a nuisance).

We love to go to the parks too. Clapham Common (and the outdoor gym) is about five minutes walk and Battersea takes 25 minutes. Everything is walking distance. We often spend our weekend wandering down to the Northcote Road to shop, grab something to eat, have a drink or buy some fresh produce from the artisan sellers along the street. We walk to the cinema at Clapham Old Town - it has a funky little bar and a weekend farmers market just outside.

The area is amazing and so full of life. And if you want to go further afield, you can grab a bike from the Shaftesbury Park or hop on the train or tube - both about 10-15 minutes walk from the flat.
