What do you love most about your home?
When I lived there, I loved the flat's well-proportioned dimensions. Unlike many 3 beds, even the smallest bedroom can easily fit a double and still leave enough space for a desk or additional storage. The two larger bedrooms have fitted storage and also have views of the well-maintained communals gardens to the rear of the flats, which was always nice to wake up to.

I also love how there are large windows in all the rooms, so it always feels light and airy, plus the private balcony for some outside space is lovely.

In terms of the practicalities of ownership, the block is solidly built and very little goes wrong. The service charge and council tax are also very low - this made it really appealing to me as a first-time buyer, and later made it also very easy to convert to a profitable rental property when I moved out.

One thing I would probably change if I was still living there would be to remove the non-load bearing wall between the kitchen and living space - this would be a cheap and easy job and would turn the space into a more modern open plan kitchen/living room.

Why are you moving?

I moved a couple of years ago into a family home and rented the flat out. It is therefore being sold chain-free, having previously been rented out at £2,200 pcm (excluding bills).

What do you love about the area?

The flat offers an excellent lifestyle for a young professional or family. The river is 2 minutes walk and with it, you can find plenty of bars and restaurants, such as local institution 'The Ship' - a pub that first served in 1786. Old York Road, Northcote Road, Lavender Hill, and St Johns' Hill are all easy walking distances that offer a plethora of pubs, bars, restaurants and nightlife.

If you're feeling active, the riverside provides some of the best running and cycling space in London, whilst there are also at least 3 gyms in a fifteen-minute walk, including one with an Olympic sized pool.

Transport wise Clapham Junction (15-minute walk to Grant road entrance) probably provides the best transport links for Central London and national rail services as you can get. Wandsworth Town station (5-minute walk) is even closer. There are also great bus services (including a 24 hour night bus) with a stop a minute away which serves most central and south London areas. Santander Cycles also has a docking station right next to the building. Finally, there are two free parking permits that come with the flat (visitor and residential).
