Comments from the owner:

What do you love most about your home? It's a big, bright modern flat, in a fantastic area. Compared to a lot of properties we saw on our search, it feels really light and spacious, with room for both of us to work from home with ease. We love having access to the attic for storage space, so we can keep our home neat and uncluttered. There's also a great sense of community in Hayes Grove, with shared Christmas decorations and summer barbeques.

Why are you moving? We've lived in the flat for a very happy four and a half years, and we're now moving down Lordship Lane to Forest Hill. We're definitely not ready to leave the neighbourhood behind. During our time in the flat (and mostly in the second bedroom!), Abby wrote her first novel, which was sold at auction last year, and that's enabled us to go ahead and buy our forever home a little earlier than we expected.

What do you love about the area? It's an easy walk to some of London's best parks: Peckham Rye, Dulwich Park, Brockwell Park, and Ruskin Park. That's been great for lockdown! We also love being right between the bars, restaurants and nightlife of Peckham, and the markets, delis and coffee shops of East Dulwich. The immediate vicinity has also really flourished in the time we've been here. Two minutes away, there's a fantastic bakery (Blackbird), a great new coffee shop (Lane Eight, on Melbourne Grove), and a new deli for fresh food (Jones of Brockley). Finally, the flat's been so convenient for commuting into London: between Denmark Hill and East Dulwich, you can be in Victoria, London Bridge and Blackfriars within c. 15 minutes.

Property Details:

Accommodation comprises entrance hall with inbuilt storage, leading into the bright and spacious, open plan dual aspect reception/kitchen with ample space for relaxing, entertaining and dining. An opening leads through to the modern kitchen area, comprising a range of matching wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor and electric oven below, and further space for appliances. There are two well sized bedrooms, with en-suite shower and inbuilt storage to the master, plus a stylish family bathroom with white three piece suite and elegant tiling.

The property is very conveniently located within just a short walk of East Dulwich station providing excellent links into Central London, as well as numerous regular bus routes connecting the surrounding area. East Dulwich itself offers an eclectic array of shops, cafes, delicatessens, bars, restaurants and amenities, with the East Dulwich Tavern providing an ideal meeting place with regular comedy and music nights.
