Comments from the owner:
What do you love most about your home? We love that, although we're in a flat, there is nobody above or below us and we only have neighbours on one side. Being in a small block of four flats means that we benefit from a quiet and friendly atmosphere. The huge windows and glass door make the entire flat feel really light and spacious. The south-facing balcony is a brilliant sun trap for most of the year, and the shared garden has been a blessing during lockdown.
Why are you moving? We're moving to live somewhere with a second bedroom. This flat has been a brilliant first home right in the middle of Peckham but we're looking for more space next.
What do you love about the area? Despite being so close to central London (London Bridge is 10 mins on the train), there are so many green spaces nearby. We love that we can stroll to Nunhead Cemetery, Peckham Rye or Telegraph Hill Park. In non-COVID times all of our favourite pubs and restaurants are within walking distance (Forza Wine, Mr Bao, Ganapati, 400 Rabbits, Brick Brewery to name a few) and in COVID times they all deliver here. The flat's location means we can easily enjoy Peckham, Nunhead and Camberwell.
Accommodation comprises entrance hall with two deep inbuilt storage cupboards and wood effect flooring (evident through much of the property), leading into the bright and spacious, open plan dual aspect reception/kitchen, flooded with natural light from full height double glazed windows and enjoying direct access onto a delightful private balcony - ideal for al fresco drinks! The kitchen area comprises a modern range of matching white fronted wall and base units with work surfaces incorporating inset sink unit, induction hob with overhead extractor, double wall mounted electric oven, and further space for appliances. There is a generously sized double bedroom with inbuilt wardrobes, plus a stylish family bathroom with white three piece suite and elegant tiling.
The property is superbly located within just a short walk of Queens Road Peckham and Peckham Rye stations for fast and frequent overground connections into Central London (just 10 minutes into London Bridge), as well as numerous regular bus routes linking the surrounding area. The High Street is close-by offering an array of shops, bars, cafes and restaurants, as well as supermarkets and a Tesco Metro. The area is also well served by excellent local schools and open spaces including nearby Peckham Rye Park and Common.
Ideal as a first time or investment purchase, viewings of this lovely property are highly recommended.
