. Location - the location in Islington is fantastic - everything you need is in walking distance and the Piccadilly line is on the doorstep for getting into the West End or the City quickly.
. It's light & airy - the large windows in the living room are a real feature.
. Spacious - each room is generously sized, particularly the bedroom and there is plenty of storage space.
Three things we love about the area... (Think about the specifics: that coffee shop where the barista knows your name; that particular part of your park right on your doorstep; that pub where you take all out-of-town visitors; that school that your children attend and the community that comes with it.)

. Caledonian Park at the end of the road is a great local park which has an interesting history and a new community café that has recently opened.
. Proximity to the shops and restaurants of Granary Square and Coal Drops Yard behind Kings Cross.
. The Pleasance Theatre on the next road is a popular local theatre for stand-up comedy and Caravan have just opened a coffee roastery and shop next door to it.


Why are you selling? It's a real wrench to move, I've been in Islington for 15 years (in this flat for 9 years) and I love it but I'm looking to move to South London to find somewhere with more space.
What's the area like? It's fantastic. 15 minutes walk from all the amenities of Kings Cross and 20 minutes from Highbury Fields and Upper St. There are endless pubs, restaurants, shops and cinemas in Islington and Camden all within walking distance. It's a 5-minute walk from the Piccadilly Line, one stop from Kings Cross.
What is parking like? I don't have a car but there is residents parking on the street and neighbouring streets.
How busy is the road, is it quiet at night? It's very quiet. The flat is at the end of a cul-de-sac so there is no traffic coming past it. The railway is nearby but I rarely hear the trains.
I'm currently working from home, how does that work in this property? I work from the kitchen table, which works well. I think there is also space for a small desk in the bedroom.
What's the internet like? Good, I haven't had any issues with it. I use Virgin Media.
What's the boiler like? The boiler is about ten years old but works perfectly well. I had it fully serviced and had a few repairs done to it a few months ago.
Are we able to do any work/extensions? I don't think there is scope to extend it due to the nature of the property but internal works could be done subject to terms of the lease.
