A charming ground floor 1 double bedroomed flat located in this period mansion block moments from Islington′s myriad if boutiques. The property is beautifully presented throughout and includes 1 double bedroom, family bathroom, large living room, and separate kitchen. There is also a wealth of storage. The property is exceptionally well located for access to the amenities and transport links at Kings Cross in addition to those boutiques found through Barnsbury and along Upper Street and Angel. Whether it′s the ever-popular Sunday′s cafe in Barnsbury or Ottolenghi on Upper Street, there is a reason this is one of London′s most popular postcodes! Comments from the owner: What do you love most about your home? The setting and layout of these Edwardian Grade II listed buildings are completely unique. It has been the perfect place to live for the last 15 years. It is 4 minutes hop to the tube and then 25 minutes to anywhere!! A really easy place to live a busy social London life and a peaceful haven to come home to and recharge. Being on the ground floor you get no road noise and a feeling of being surrounded by trees. It is also cosy in the winter and cool in the summer. It′s a great place to have friends over, chatting in the kitchen while you cook and a separate living room so that guests can sleep on even if you have to get up for work. There is a lovely feeling of community, join the residents association to get to know your neighbours and share your opinion about how the estate is managed. Oh yes, and the water pressure!! The shower is amazing!! Why are you moving? We only moved because we needed more space when we started our family. We didn′t move far though, we stayed on the estate and upgraded to a 2 bedroom flat just across the courtyard! We′re selling the flat because we are moving abroad. What do you love about the area? You are a stone′s throw away from Hampstead Heath on the overground, within walking distance from Highbury Fields as well as lots of little parks when you need to see something green. You′re also within walking distance from the canal (great for walking and exploring), as well as Kings Cross, which is really interesting now. There are lots of great shops and restaurants around Granary Square and Coal Drops Yard. We really like the fact that it feels like an area that is up and coming with lots of energy and new possibilities while retaining its authenticity.
