Full description

Located in the developing and well connected, Tottenham Hale, this exceptionally bright two-bedroom apartment directly overlooks the River Lea and is positioned on the first floor of a purpose-built block in a quiet cul-de-sac. Extending to 535 sq ft, the apartment has been updated by the current owners and provides a modern apartment feel with plenty of space for working from home. Tottenham Hale offers fantastic transport links to the city of London, or a quick journey to Stansted Airport in just 36 mins. This is the perfect starter home and offers a great balance of transport links, and quiet nature walks along the River and Wetlands

Top 3 things you love about your home
The view of the river from the lounge is amazing, especially in the summer when we have the door open.
We've had a new kitchen and floors put in, with carpets in the bedrooms. The kitchen is really nice now, with wood finishes and lots of light.
The spare bedroom is great for working from home. We've both worked from home the past 18 months, one in the "office" (the spare room), and one on the dining table in the lounge, and we haven't felt cramped.
Three things we love about the area...
Really near the tube - 7 min walk. From there you're on the Victoria line, and you can get the train directly to Liverpool Street, Stansted Airport and Cambridge.
Walks along the river from your doorstep, and the newly opened Walthamstow Wetlands is a 3 min walk away. Feels close to nature, lots of birds (there's a swan nest right next to us) and endless options for walking/cycling either down to Hackney or up the Lea Valley.
Ferry Boat Inn is great in summer, there's a good doctor 5 min walk away, local shop and a coffee place as well.
Q&A
Why are you selling? Moving back up north to have our first child closer to family.
What's the area like? Tottenham Hale is well connected and while not quiet, it's not particularly lively either. Will have a lot of new shops and restaurants in the near future. Bream Close is quiet and friendly. There's a whatsapp group where people give each other tips and generally look out for each other. We've met loads of neighbours and always found them to be friendly. There used to be a big BBQ for everyone on the Close every summer - hasn't happened during the pandemic but hopefully it'll come back!
What is parking like? Free offroad parking, comes with the property at no extra charge. You also get a token to put in the window in case visitors/workers need a spot temporarily.
How busy is the road, is it quiet at night? Very quiet on the Close, no issues with noise or any bother at night.
I'm currently working from home, how does that work in this property? My wife has worked from home since before the pandemic, and we've both worked from home during the pandemic. Internet has held up fine (we're both on zoom calls constantly), we've had enough space (converted the spare room to an office, and the other works on the dining table looking at the river!). It's worked fine and we've both had enough space.
What's the internet like? Great connection, no issues (we're with BT).
What's the boiler like? A traditional hot water tank. It's fairly old but hasn't given us any trouble.
Are we able to do any work/extensions? We've put a new kitchen and floors in without any trouble. First floor flat so obviously no extensions.
