Three things we love about the area...
Cream - "coffee and non-essentials" - just up the road and the barista David can't stop shouting our name whenever we go by. But more than that he is cheese and organic wine expert. Fantastic shop
Turkish food - especially the bakers - Turkish delicacies like gozleme and simit and fresh sourdough bread just on the high street.
Hackney Recreational Ground - a beautiful community area, including an organic farmers market on Saturdays and a lovely oasis the rest of the week, making a green corridor right along the length of our street.
Cafe Oto - off the wall music venue just down the road with a really interesting eclectic mix of events.

Why are you selling?
Dolores is an artist who is exhibiting and working Internationally more and more and so we are relocating abroad and hope to find a smaller "lock up and leave" style apartment in central London.
What's the area like?
Extremely friendly, neighbourly, relaxed and fun. There is an active creative community and a large mix of people. People tend to know your name and to enjoy being part of a community
What is parking like?
Permitted around our area, so no problem usually parking. The road outside our house is a red route- which means permit free, although that sometimes does get busy for parking.
How busy is the road, is it quiet at night?
The road is on a bus route and a reasonably busy road, although of course at night this slows down a lot. We never minded it because the noise is fairly steady, unlike on a more residential quiet street where speed bumps and occasional large vans, sudden fast cars, stops and starts, etc. can be more noticeable. Also, To stop the noise there are large shrubs at the front that absorb a lot. We have double glazing as well as the original sash windows on the ground floor; secondary glazing on the second floor and the third floor is quiet enough that we just have the original sash windows.
I'm currently working from home, how does that work in this property?
The house is light throughout and quiet. Katie has used the back room downstairs for work and it is a private space, that feels appropriately separate from the rest of the house.

What's the boiler like?
2 years old approximately. Good condition, with an instruction manual.
Are we able to do any work/extensions?
Yes. The neighbours had an extension built on the back of the house approximately 6 years ago. This is on a party wall and the agreement was that this was built with the potential for us also to be able to extend in the same way. There is also plenty of room at the other end of the garden for other buildings
