We have had a fantastic 8 years in this flat. It has great space to entertain in, we have had summer dinner parties in the garden or in the dining room with the garden doors open. That said the ground floor is a versatile space we have had it as a double reception (sitting/dining room - as it currently is) or 3rd bedroom when our 2nd child was born and we needed another room. The high ceilings and wooden floor make it a lovely bedroom. The sitting room gets great sun in bay window, we have grown tomatoes and lots of lovely flowers in our window boxes at the front. The lower ground floor bedrooms stay cool in the summer and cozy in the winter and are very quiet. We are lucky to have lovely neighbours both in the building and on the street (happy to make intros if useful). All are friendly and helpful. Why are you selling? First off, a change of jobs means we need to move west to reduce my commute, secondly, we want to move closer to our families who are all in the West Country. What do you love about the area? Honestly it has everything we have wanted (pre and post kids) within walking distance. Best breakfast/coffee at 119 (Lower Clapton) and Pacific Social Club. Restaurant wise: My neighbour’s the dumplings is astonishingly good (try the lamb dumplings, prawn wontons and especially the crispy pork belly), Krapow on Chatsworth Road also amazing, PFranco is a fun, busy buzzy wine bar with rotating resident chefs. Yard Sale Pizza is too good and too close. We are lucky as new restaurants and bars pop up frequently, Lucky & Joy is latest. The Round Chapel put on some amazing events including the Pigs Ear beer festival (a personal fave) and lots of music events (and kids stuff). Chatsworth road market on Sunday is great for cheap food and fun atmosphere (especially in summer). If you want to pick up great local produce, we also have Charles bakery, Green Basket, and Palm 2 on Clapton Pond which is a treasure trove of a shop! Clapton is a friendly and easy place to raise kids. We are within easy walking distance of some great parks: Hackney downs, London fields, Vicky park, Daubeney fields and Hackney/Walthamstow Marshes. We have a few friendships which originated in the park with our kids just meeting and playing. There are lots of parent/child classes and things to do with kids, many of which are free. The flat is in catchment for outstanding nurseries and schools. One of our kids attends a local forest school which is fantastic.
