Top 3 things you love about your home

The shared roof garden is a glorious oasis of calm that has incredible panoramic views of London and gets loads of sun. You can have sunset dinners up there during summer and also get a view of all the fireworks on New Year's Eve!
The security is excellent - a fob is required on 3 separate doors to gain access to the walkway on our floor. Fobs are also required for the bin rooms and bike storage.
We love the open-plan area in our flat i.e. the kitchen and living room space. It's ideal for hosting! We also love the terrace at the front of the flat.

Three things we love about the area...
The convenience: we have so much on our doorstep including a new Amazon Fresh, huge Sainsbury's, M&S, Boots, post office, dry cleaners, key cutters, bakery, numerous off-licenses, late-night McDonalds, Ridley Road market, huge Beyond Retro vintage store, charity shops - you name it, we have it. We also have 2 Overground stations nearby (Dalston Junction and Dalston Kingsland) and you can easily walk/cycle to Hackney, Islington, Shoreditch, Stoke Newington, Liverpool St etc.
The culture: it's a really diverse area and we're surrounded by the most interesting spaces and eateries. There's our favourite independent cinema (Rio), music venues (Cafe Oto, EartH, etc), the Arcola Theatre, the Dalston Curve Garden, a ton of eclectic bars, friendly pubs, basement clubs and restaurants of every kind of cuisine; Turkish, Mexican, Indian, pizza, vegetarian, vegan, Nepalese, fried chicken, burgers etc.
The nature: despite being so central we're within walking distance from gorgeous parks including Victoria Park, London Fields, Clissold Park and Hackney Downs.

Why are you selling?
We've lived here (happily) for 6 years and are looking for a bigger home with a private garden so we can start a family.
What is parking like?
This has recently improved as there are now more parking spaces available on Ashwin Street.
How busy is the road, is it quiet at night?
Kingsland Road itself is fairly hectic during the day but the window insulation in the flat is excellent. The Ashwin Street side is much quieter. Nighttime is also quieter on both sides.
I'm currently working from home, how does that work in this property?
We've been using the lounge and kitchen to set up desks. The second bedroom could be used as a study.
What's the internet like?
It's high-speed fibre internet
What's the boiler like?
We've never experienced any issues.
Are we able to do any work/extensions?
This would be limited due to the nature of the flat. I believe freeholder approval would be required for any material works.
