Comments from the owner:

What do you love most about your home? The light and aspect made me want to live here. I love all the windows and uninterrupted views of the park. It's such a bright and sunny flat. It's very secure in a block with lovely neighbors. Downs Road is a quiet road off vibrant Lower Clapton Road on the edge of The Nightingale estate which is has undergone major regeneration with the masterplan having been designed by the renowned Karakusevic Carson Architects. This has hugely contributed to the transformation of the area. I have lived here happily for 12 years with the latter 3 years as a family with 2 young children and have loved it! I am so sad to leave.

Why are you moving? A move out of London for a new job

What do you love about the area? Clapton pond/Hackney downs is an amazing area to live in. So many brilliant cafes and restaurants and one of the best corner shops in the city (palm 2) that sells delicious coffee, take-away food, organic fruit and vegetables and stone-baked pizza. Hackney Downs and Clapton stations are very close with quick trains into Liverpool Street and out of town. A few minutes walk over the park is the incredible Brunswick East bakehouse on Amhurst terrace alongside Hackney downs studios, the Hackney showroom, and The Well Garden for yoga, Pilates, and wellness treatments. The park is a brilliant place to hang out all year round. It is really well used with tennis and basketball courts, a play park and outdoor gym equipment. It has an amazing mosaic studio in the middle of the park where local artists have been commissioned to make murals for locations across the city (they even made all the mosaic murals for London zoo!). You can see several of their projects around the park including "the hounds of Hackney Downs!"
