Full description

Beautiful two-bedroomed apartment with balcony which is set on the second floor of this very desirable development, superbly located next to the River Lea with views across Millfields Park. The property has been very well maintained and appointed by the current owners, offering light and spacious, well-proportioned accommodation with modern interiors throughout. Features include a generous reception room with access to the delightful private balcony, a separate well-equipped kitchen, a modern family bathroom, two double bedrooms with ample storage, electric heating, double glazing.

The flat is near four great pubs, all with outside areas and one of which sits directly on the river. Highlights include the pub quiz at the Princess of Wales, the garden at the Clapton Hart, the atmosphere at the Crooked Billet, and the food at the Mermaid. Walking or running along the canal and admiring all the amazing narrowboats and wildlife. There's so much greenery nearby -- more than it even looks like on the map. Springfield Park, Leyton Marsh, Lee Valley Park, Hackney Marshes, Millfields Park, Hackney Downs... I could go on. Chatsworth Road market is around the corner, and even when the market isn't on, the shops, restaurants and cafes up there are awesome, favourites being Doree bakery and Venerdi, an Italian restaurant. The independent Castle cinema on Chatsworth Road is a must, even if just to see their cool bar. Upper Clapton Road is another nearby option for great bars, restaurants, and shops -- Mad Atelier does gorgeous furniture, Lion Records does coffee and vinyl and My Neighbours the Dumplings is one of the best restaurants in Hackney. All walkable.

Comments from the owners:

What do you love most about your home?

I think the light that streams through the floor to ceiling windows from over the park and through the trees was what really grabbed us. Having that balcony, coming off the nice big living room, where you can sit and watch the boats on the river, is quite special. It's also lovely to be able to pop downstairs and sunbathe or have picnics right on our doorstep.

We have really enjoyed living with the perfect balance of nature and city life that the area brings. You're a short train or bus ride from the City (with Clapton station at the top of the road) and very close to Hackney and Stoke Newington, so never feel far from the action. But overlooking Millfields Park, and having the Lea River and the marshes at our doorstep for walks, runs and cycle rides is what we've loved the most.

Considering it's a new build, the flat feels really homely and characterful. It's warm, calm, safe, and quiet, and all the rooms are a good size so it feels really spacious and bright. The block itself is really friendly, with a pretty active WhatsApp group for socials as well as practical stuff.

It's been really easy to make this our happy home for the last five years

Why are you moving?

I bought the flat with my brother in 2015, but we are now ready to buy places independently of each other so we are selling the place in order to do so. We have both lived there, separately and together, for the last 5 years and are sad to be moving on from the flat and the neighbourhood.

What do you love about the area?

If you look at a satellite view of London, you will not find anywhere with more green space than this neighbourhood. With Millfields and Springfield Park, Walthamstow and Hackney Marshes, and the wetland centre all on either side of the beautiful Lea River. It's so easy to feel like you're miles from the city, out in nature, by just walking a few minutes from the flat. I've never experienced that anywhere else I've lived in London.

But on the flip side, it is also full of the life of East London. The two closest pubs, the Crooked Billet and the Princess of Wales are the best locals you could wish for, and the Clapton Hart too. Lovely sunny gardens for the summer, great food and very friendly. The famous Chatsworth Road is a short walk away, with a lively market and excellent local cafes and shops.

The Tram Works at the top of the road hosts Bloc (probably the best exercise classes in London), as well as the Clapton Country Club (probably the best Sunday Roast in London!) and new cafes, restaurants and little businesses, pop up all the time. The renowned 'Our Neighbours the Dumplings' and the newer hidden treasure 'Hai Café' are amazing dinner spots. Ref: ISL
