Comments from the owner
What do you love most about your home?
I love the gorgeous light in every room in the flat, both in the morning and in the afternoon. The rounded corners, eaves, and other features coupled with the unique light makes each room feel like a holiday home: relaxing, comfortable and an escape from the busyness of London. The 2 floors and 3 closets means there's space for hiding absolutely everything you want out of sight. And as we all moved to work from home, the small room was originally designed as a walk-in closet, with a dormer window, became a perfect office space to give my partner and I our own work spaces.

Why are you moving?
The flat has been a perfect home for my partner and I, enabling us both to easily work from home over the last year. We each have our own dedicated offices on separate floors, which has made the last year surprisingly comfortable. In addition to my day job, I teach fitness classes on zoom, converting my living room into a gym space 2-3 times per day. Due to covid's impact, our lifestyle has completely changed and we now need a larger home to allow for us to both work from home permanently. While the flat has been absolutely perfect for the two of us, we're looking to upgrade so I can have dedicated space to expand my teaching and for us both to work from home permanently.

What do you love about the area?
I've lived in Gillman House and Cheverell House (right next door) for over 6 years now and the area is simply fantastic. Steps from Broadway Market, Columbia Flower Market, Victoria Park, London Fields, the Canal, and Haggerston Park to name a few of my favourite places in the neighbourhood. There are dozens of bakeries with the best coffee and pastries in London, including Pavilion, Climpson & Sons, and my favourite secret gem, The Bread Station under the arches near London Fields. Broadway Market has been so successful and busy (pre-pandemic times), that an overflow Vegan market started in the schoolyard up by London Fields.

The area is incredibly well-connected and is a hub for all social activities. On the weekends you'll find me hanging out in most of the nearby parks, Haggerston being my favourite. The courtyard of the building is hidden and protected from the main roads, and the other residents take good care of the gardens and space. There's really a strong sense of community here, much more than I've felt in other parts of London. In my own social world, Broadway Market has become a hub of all social activity, even during COVID. The area has been bustling and busy with a sense of life and excitement.

Property Details:
Accommodation comprises entrance via the third floor into a wide hallway with understairs storage and stairs rising to the upper level. A doorway leads into the bright and spacious reception room with wood flooring, feature cast iron fireplace with tiled insert, and inviting space for relaxing and entertaining. The separate kitchen comprises a modern range of matching white high gloss wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor, double wall mounted electric oven, and further space for appliances. A generous second bedroom completes the lower level accommodation. To the upper floor, there is a well sized master bedroom with inbuilt wardrobe, plus a stylish family bathroom with white three piece suite and elegant tiling, and a bonus study/walk in dressing room with window.

The property is enviably located within a short distance of Hoxton, Haggerston and Cambridge Heath stations, each providing excellent cross-London links, as well as numerous regular bus routes connecting the surrounding area.
