Comments from the owner:
What do you love about your home?
We bought our house four and a half years ago after renovation, and have kept making improvements. We particularly love the large master bedroom, which gets great light in the morning, and our open-plan kitchen which is great for entertaining. All three bedrooms are proper doubles too, which is great when guests are staying, and our garden is a lovely sun-trap on summer evenings.
Why are you moving?
This has been our first home together, and we're looking for a little more space as we start a family.
Can you describe the area?
We love the St James Street area, which not enough people know about! We're really well-connected to Underground, Overground and buses and can be in Liverpool Street in 15 minutes. The Crate development just around the corner has some of the best pizzas, Vietnamese food and coffee and cake in London, and two minutes from our house is the excellent tapas restaurant Don Francisco y la Luna. One thing that's really special about Hazelwood Road is the magnificent silver birches all along the street. Last year we had a huge street party in September that brought together the whole community, and planning has already started for another as soon as we can!
Accommodation comprises entrance hall with stairs rising to the first floor, as well as beautiful exposed brickwork and stripped wood flooring (both evident in the majority of rooms in the property), leading into the bright and spacious reception room with attractive bay window to front and feature cast iron fireplace. A second reception, also with cast iron fireplace, provides a further light and airy living space. To the rear of the property, the open plan dual aspect kitchen/diner enjoys near-full width bi-folding doors onto the delightful low maintenance garden, as well as ample space for family living and dining. The kitchen area itself comprises a modern range of matching white high gloss units with work surfaces incorporating inset sink unit, gas hob with overhead extractor, electric oven, and further space for appliances. To the first floor, there are three well proportioned bedrooms, plus an elegantly metro-tiled family bathroom with contemporary style white three piece bath suite and separate shower unit.
The property is enviably located just a short walk from St James Street station, with Walthamstow Queen's Road and Walthamstow Central also within easy reach, as well as regular bus routes, all providing excellent connections into Central London, the City and the West End. There are a variety of shops, bars, restaurants and amenities within easy reach, as well as the open spaces of nearby St James Park and Lee Valley Park which neighbours the Walthamstow Wetlands.
