Top 3 things you love about your home

The open living area - the lounge wall was removed so when you come in the front door you step straight into the living area and it feels really spacious.

The garden - it is a lovely space and gets plenty of sun, especially in the summer.

The climate - the flat stays cool when it's really hot outside in the summer but is easy to heat and keep warm in the winter, so it's the best of both.

Three things we love about the area...

The parks / open spaces - in particular the Hackney & Walthamstow marshes, great for going for a run, walk or bike ride. There are also nice pubs along the canal down to Hackney Wick, and the canal path will take you to Victoria Park as well.

The pubs and breweries - the Walthamstow/Leyton area is becoming a destination for craft beer, and the taprooms put on gigs and club nights. There are also plenty of nice pubs with a local vibe. Our local is the Hare & Hounds which we love - very big old pub, nicely modernised with big outdoor space, just a minute or two away.

The people - there is a mix of people from lots of different places and backgrounds in the area, and there's a great community spirit - a local Facebook group for our little pocket of Walthamstow/Leyton helps the residents to share info and support each other. There are lots of international shops which stock all sorts of ingredients, organic food and local beer.

We are relocating overseas

What's the area like?
Well connected to central London, but with loads of open space and nature reserves which makes it feel like you're miles away from the city. The area just keeps getting better with lots of innovative businesses - especially cafes, restaurants, craft beer tap rooms other social spaces. Patchworks and Neighbourhood coffee are two examples that have very recently opened, both very close to the house.

What is parking like?
Residential on-street parking - you can park anywhere on the 4 surrounding streets, but we've usually been able to find a space right outside our door. Visitor parking is easy to arrange via an app.

How busy is the road, is it quiet at night?
It is a quiet street, as it is not a main road and is no-exit.

I'm currently working from home, how does that work in this property?
We have converted the second bedroom into an office for both of us and it works really well. And there are loads of parks nearby so it's easy to get out for a run, walk or bike ride before/after work, or even at lunchtime.

What's the internet like?
We have no problems with the internet now superfast broadband had been installed

What's the boiler like?
It's gas and works well, never had any problems.
