The climate - the flat stays cool when it's really hot outside in the summer but is easy to heat and keep warm in the winter, so it's the best of both.

Three things we love about the area...

The parks / open spaces - in particular the Hackney & Walthamstow marshes, are great for going for a run, walk or bike ride. There are also nice pubs along the canal down to Hackney Wick, and the canal path will take you to Victoria Park as well. Also, Hollow Ponds near Whipps Cross is a hidden gem with boat hire and open swimming.

The pubs and breweries - the Walthamstow and Leyton areas are becoming a destination for craft beer, and the taprooms put on gigs and club nights. There are also plenty of nice pubs with a local vibe. Our local is the Hare & Hounds which we love - very big old pub, nicely modernised with big outdoor space, just a minute's walk away.

The people - there is a mix of people from lots of different places and backgrounds in the area, and there's a great community spirit within the block itself - best neighbours I have ever had! The Whatsapp group and the local Facebook group for our little pocket of Walthamstow/Leyton help the residents to share info and support each other. There are lots of international shops which stock all sorts of ingredients, organic food and local beer.

What's the area like?
Well connected to central London, but with loads of open space and nature reserves which makes it feel like you're miles away from the city. The area just keeps getting better with lots of innovative businesses - especially cafes, restaurants, craft beer taprooms other social spaces. Patchworks, Shed and Neighbourhood coffee are a few examples that have very recently opened, both very close to the house.

How busy is the road, is it quiet at night?
Surprisingly quiet being offset from the main road
I'm currently working from home, how does that work in this property? The peace of the south block means it is easy to work from home, I've set up a desk in one of the bedrooms which gets a lot of light and nice views of the trees
