THE HOUSE
Set back from the road with its private gated drive, 17 Prospect Place is a serene home which seamlessly combines its traditional exposed timber flooring, cast iron fireplaces and Bath stone walls with modern luxuries: Under floor heating, high end fixtures and fittings, a strong high speed Wi-Fi signal throughout and an abundance of storage are all features of this stunning home.
The house is sympathetically decorated in Farrow & Ball and Little Greene Paint Co. colours throughout in keeping with its 1810 heritage.
Walking through the front door you are greeted by the recently refurbished, characterful hallway. Continue through to a pretty lounge area and large dining room, each complete with an original fireplace. The dining space can easily fit 8-10 guests for dinner.
Continue onwards into a study area and a downstairs cloakroom with WC and washbasin. Next, the kitchen is wonderfully bright and well equipped, benefiting from a double glazed glass ceiling, Belfast sink, SMEG double oven and Bosch dishwasher. The handy utility area houses a new AEG washer/drier and fridge-freezer. This could easily double up as a pantry with storage.
There is a short flight of steps straight out from the hallway to the pretty sun terrace and then onto the garden and Summer house beyond.
On the first floor are three good sized bedrooms, two of which boast their own cast iron fireplace. The master bedroom looks out onto the garden and adjoins the generous Burlington family bathroom. On the lower floor, with its own separate entrance, is a further double bedroom and charming rain shower room bathroom with original exposed stonework.
THE GARDEN
The garden is split over three levels with a sun trap terrace which leads on to a pretty lawned area with planted herbaceous borders. The third level has a Summer House, which is fully connected to heating and electricity and which makes for the perfect home office, gym or studio.
The garden catches the sun for most of the day and the terrace and garden to the front of the Summer House are the perfect spots for relaxation with far-reaching views across Bath.
