What do you love most about your home?
The property oozes character. Being set in a building that dates back to c.1677, it is designated as a Grade II listed building for its special architectural interest considered to be of national importance and therefore worth protecting. The exterior appearance and elements of the interior such as the paneling and staircase retain this rich character, while the rest of the building has recently been completely refurbished to a high specification. The flat itself has large windows throughout, making it a light-filled space that feels bright and airy even on the gloomiest of days. It has also been designed to ensure a comfortable stay - refurbished with modern decor and amenities such as a built-in fridge with full-sized freezer, washer/dryer, dishwasher, bathtub, etc.- while also perfectly sized to make it easy to maintain on a day-to-day basis. Furthermore, the flat also comes with a share of the building′s freehold, which was purchased in 2019 amongst 7 other like-minded flat owners within the building. This provides greater control over owners′ rights and the overall management of the building e.g. choice of management company, ensuring a reasonable service charge and eliminates ground rent payments which is a rarity in London these days.
Why are you moving?
My wife and I recently got married and we are only moving to allow space for our family to grow as we embark on this new chapter in our lives. We have now moved slightly outside of London, but really missing the 15-minute walk to work and the abundance of good food options!
What do you love about the area?
The property is located right on the doorstep of top London attractions (Trafalgar square, Covent Garden, Westminster Abbey, Houses of Parliament/Big Ben, London Eye...) and within walking distance of world-class London universities (LSE, UCL, SOAS, King′s College London). From parks and theatres to shopping and nightlife, the extremely central location means that there is always something to meet any interest. If you need to venture further both within and outside of London, Embankment and Charing Cross station are within a 2-minute walk and offer 4 tube lines, mainline railway and local bus services - many of which run 24-hours. The major London airports (Heathrow, Gatwick, City and Stansted) are also all within an hour from the property, making it a perfect base for travelling, especially for those weekend getaways. Notwithstanding, despite the convenience of being right in the heart of central London, the flat is located on a quiet residential street and is a peaceful respite from the buzz of London life. A personal favourite in the area is the Victoria Embankment Gardens, which is just a stone′s throw away - it is a lovely quiet spot along the River Thames for reflection amidst the business in London, and also a great place to have a glass of Pimm′s on a beautiful summer′s day. Gordon′s Winebar (thought to be the oldest wine bar in London, established in 1890) is an amazing place nearby to grab a drink, with its vaulted cellars and candlelit atmosphere that takes you back in time and has a fantastic wine list to accompany it. Dining options are aplenty, but one I will miss in particular is Four Seasons in Chinatown, which according to the FT has the best roast duck in the world!
