**Guide Price £400,000-£410,000** Nested have great pleasure to introduce to market a well-presented, first-floor apartment with secure underground parking and a separate storage room set within a modern development near to Nine Elms with skyline views. The development benefits from a 24-hour concierge service, lifts and a video-entry phone system.
The spacious accommodation of 570 square foot is extremely bright and the flat is presented in excellent order throughout with brilliant views. The flat comprises a generous open plan living/kitchen area, a main bedroom with upgraded in-built storage, a family bathroom and storage from the hallway.
This popular development is situated on Wandsworth Road which is in close proximity to the brilliant neighbourhoods and local amenities of Vauxhall, Clapham, Stockwell and Battersea. The development is a short walk away from a large Sainsbury's supermarket but also benefits from a smaller Tesco which is located on-site as well as an on-site gym.
The development has superb transport links, located by several major underground and overground stations: Stockwell, Vauxhall, Wandsworth Road and the new Nine Elms station offering excellent transportation across Central London and beyond.
Some words from the owners:
What do you love most about your home/property?
I fell in love with the size of the rooms when I first saw the apartment and have the same feeling every time I go back (the apartment has been rented out for close to 10 years). I also love the location of the apartment and how close the transport links are including Nine Elms, Vauxhall, Wandsworth Road and Stockwell. The view from the lounge is quite special a night and many a guest has commented at how amazing the view of the London skyline is from the flat. The flat is very safe and with the benefit of the concierge team, storage unit and parking space the apartment is perfect for a first time buyer.
Why are you selling?
I'm very sad to be selling as I love the apartment and saw this in my future as a zone 1 property for my boys to make use of. However, we a planning to move further away from London and don't plan to move back to London and so it's time to sell unfortunately.
What do you love about the area?
The apartment is incredibly well located given the tube links and also the loads of buses that run all day and night. Vauxhall and Clapham Junction are only ten and fifteen mins respectively away on the bus and Waterloo is only one stop away from Vauxhall (or 30 mins walk) and to Battersea Park, my favourite park in London, is only a fifteen min walk.
Food wise, A Toca, the Portuguese restaurant is across the road from the development, which is great for meat and fish, Ocean Blue - the local chippy - is a great find. Drinks wise, there are two local pubs, both very different. The Surprise is your local boozer and surprisingly friendly, while the Priory Arms must have London's biggest beer selection and a great quiz night on Sundays but is pricier.
Other things. Larkhall Park is great and only a minute's walk away. Clapham Common is also nearby and there's a gym under the building if that's your thing. If you like squash, the Southbank Club is world class and 4 mins away. Last but not least, there's a Tesco's under the flat, a local Asian food store, a Moroccan butcher and a massive and pretty new Sainsbury's just up the road by Nine Elms Station.
