*Guide price £585,000-£595,000* Nested have great pleasure to introduce to market a well-presented, third-floor apartment set within a modern development near to Nine Elms. The development benefits from a 24-hour concierge service, lifts, a video-entry phone system and secure underground car parking.
The spacious accommodation of 726 square foot is extremely bright and the flat is presented in excellent order throughout with far reaching views. The flat comprises a generous open plan living/kitchen area with private balcony, a main bedroom with an en-suite bathroom, a huge second double bedroom, a family bathroom and storage from the hallway.
This popular development is situated on Wandsworth Road which is in close proximity to the brilliant neighbourhoods and local amenities of Vauxhall, Clapham, Stockwell and Battersea. The development is a short walk away from a large Sainsbury's supermarket but also benefits from a smaller Tesco which is located on-site as well as an on-site gym.
The development has superb transport links, located by several major underground and overground stations: Stockwell, Vauxhall, Wandsworth Road and the new Nine Elms station offering excellent transportation across Central London and beyond.
Some words from the owners:
What do you love most about your home/property?
I love the amount of light the flat gets, all day, even on a grey miserable day. The huge windows and the wide-open view from every room are brilliant and as a writer, it's always been a perfect bright place to work from home in. Plus, people watching from the balcony is always fun. When I'm procrastinating - which is often - I sit outside for hours on a warm day and watch the world go by.
Why are you selling?
I've been here for thirteen years, and I think it's time for a change. I'm moving in with my partner and we want a fresh start somewhere new… but we'll probably move to just round the corner because we love it so much round here.
What do you love about the area?
In terms of getting anywhere, it's incredibly well located. You've got Stockwell and the Victoria line, the new Nine Elms Northern line, and Wandsworth Road Overground all less than ten minutes away. The buses are incredible - loads of them, all day, all night. Vauxhall and Clapham Junction are only ten and fifteen mins away on the bus and you can walk to Waterloo in half an hour and to Battersea Park, my favourite park in London, in fifteen.
Food wise, A Toca, the Portuguese restaurant, literally opposite the flat, is one of the best places in London to eat meat and fish, Ocean Blue - the local chippy - is truly amazing, and then there's a bunch of local Ethiopian places that are great for veggie food. Drinks wise, there are two local pubs, both very different. The Surprise is your local boozer and surprisingly friendly, while the Priory Arms must have London's biggest beer selection and a great quiz night on Sundays but is pricier.
Other things. Larkhall Park is great and only a minute's walk away - I play petanque there when I can - and I (used to) run regularly to Clapham Common and back because it's not very far away. There's a gym under the building if that's your thing - it's not mine - and if you like squash, the Southbank Club is world class and 4 mins away. Last but not least, there's a terrible Tesco's under the flat, a local Asian food store, a Moroccan butcher, and a massive and pretty new Sainsbury's ten minutes away.
