Full description

*Guide Price £450,000-£460,000* With two double bedrooms and a large open-plan living/ kitchen area leading onto a private balcony, this apartment is particularly well appointed for young professionals, investors, or those searching for a large pied-a-terre. The flat also benefits from communal gardens, secure access with intercom, lift, a 999 year lease and recent redecoration works including new flooring.

For leisure, the River Thames with adjacent running and cycle routes is moments away, whilst Old York Road, Northcote Road and St John's Hill are all close by - offering various restaurants, cafes and local shops and amenities.

Day-to-day practicalities are taken care of by both a Co-op and Tesco Express close-by, whilst direct transport into central London is available from both Clapham Junction and Wandsworth Town stations, along with various bus routes, and close-by Santander Cycles docking stations.

Some words from the owner:

What do you love most about your home?
-The first great thing about the flat is the development itself. It's one of the best-known riverside developments in London, and is renowned for being well-maintained and secure. There is an on-site security presence as well as a 24-hour concierge for collecting parcels, so I always felt looked after, and the electronic access to the modern lobby was always a nice welcome home. If it was too cold or wet to head out for a run, the on-site gym was also a great bonues.
-Once inside the flat itself, I love how spacious it feels, especially when you head into the main living area with the floor to ceiling windows onto the private balcony. Because it's south-facing, plenty of natural light comes in during the day which makes it a lovely place to relax all year round. When I bought it, I also loved the fact the flat had two proper double bedrooms, rather than one double and one box room - making it not only great for guests, but a great choice for investors.
-On a Friday (when we were still working from the office), I used to love walking the 3 minutes to Plantation Wharf and catching the clipper to Central London, it beats being cramped up on a train and you can enjoy a cup of coffee on the back - a much nicer commute and you see an iconic view of London along the way!
-Finally, there is a great community feel at Battersea Reach - there are Facebook groups and The Residents' Club offers local discounts on wine, restaurants, theatre, hair and beauty, dentist and Virgin gym.

Why are you moving?
-We are now moving outside of London to buy our first family house!

What do you love about the area?
-The location is really excellent. I love being near water so being able to walk to the Thames in less than a minute was a huge plus for me. The riverside location also means there are plenty of pubs, bars and restaurants on the waterfront (including The Ship - a local institution) which really comes alive in the summer. There are also plenty of other options for nightlife on St John's Hill, Northcote Road and Old York Road within walking distance.
-For shopping, I always like heading to the Southside Shopping Centre - especially on Sunday when there are a variety of interesting market stalls.
-The area is also very well-connected - as well as the clipper from Plantation Wharf, Wandsworth Town station is a 5-minute walk, whilst Clapham Junction is a 15-minute walk with regular trains to Central London in 5 minutes and Gatwick Airport in 40 minutes. There are also great bus services (including a 24 hour night bus) very close by, and a Santander Cycles docking station just across the road.
