Some words from the owner:

What do you love most about your home/property?

There's a lot we love about our flat! We completely renovated the flat in late 2019 and put in a new kitchen, bathroom, boiler, and wooden flooring. We really like how it turned out; the kitchen and lounge are so bright and welcoming. The flat has a corner aspect with lots of big windows so they're flooded with sunlight, particularly in the morning. Our favourite feature is the kitchen island/breakfast bar -- there's loads of space around it for cooking and hosting friends. All round the flat is a great size with lots of storage space. Plus we have lovely neighbours -- there's a really friendly community in the building.

Why are you selling?
We are selling because we're moving abroad to start new careers -- otherwise we would be staying! We've lived in our flat since 2015 and love the flat and the area.

What do you love about the area?

Hoxton's a fantastic neighbourhood. We're spoiled for choice with green space. We spend a lot of time at Shoreditch Park where the new leisure centre opened recently, but Haggerston Park is also right on our doorstep, and we often venture up to London Fields or Victoria Park at the weekends when the markets are on. The walk along the canal is really lovely, and if you go the other way Angel is just a 30 minute walk.

There's some great pubs nearby -- we're often at Howl At The Moon or Rosemary Branch -- but our favourite local spot is Moko Made: a cute little Japanese cafe a few doors down from us. If we're eating out for a special occasion we'll head down to Shoreditch, which has the best restaurants in London and don't let anyone tell you otherwise. If you can get a table Brat is incredible, but there's plenty of other options all over the area.

The flat's really well positioned for transport links -- one of us commutes to Canary Wharf in 30 minutes door-to-door. We're 5 minutes walk from Hoxton Overground Station, and Old Street and Liverpool Street are only a short walk or bus ride away. Speaking of buses, the 243 runs from central London or Dalston to outside our door 24 hours a day, which is a godsend for nights out.
