Stunning South-Westerly Views ** Private Balcony ** 2 Bed, 2 Bath ** 6th Floor ** 763 Sqft ** On-site Facilities ** 24 Hr Concierge ** Lift Access ** Canal Side Development ** Opposite Shoreditch Park ** Chain Free ** EWS1 Compliant with A1 Pass

Boasting stunning South-Westerly views incorporating some on London's iconic landmarks and Regent's Canal this two bedroom, two bathroom apartment offers a fantastic opportunity to live in this highly sought after development - Gainsborough Studios, N1.

Situated on the 6th floor and therefore higher than the adjacent buildings the views are uninterrupted and make it a perfect apartment to sit out on the balcony and enjoy the afternoon and evening sun.

The apartments configuration is excellent allowing for a social open space whilst also giving the feeling of having a separate kitchen/dining area and reception. There are two double bedrooms with an en-suite bathroom to the principal bedroom and a further modern family bathroom.

Residents at Gainsborough Studios benefit from a 24hr concierge service, an onsite Co-op supermarket, Gymnasium (HITIO) ( Membership Separate) and coffee shop. The site is stooped in history being on the site of the former Gainsborough film studios most famous for the Gainsborough Melodramas of the 1940's. The site was converted into residential apartments in 2004 and in the centre courtyard of the development resides a large sculpture of Alfred Hitchcock who made many of his films at the site.

The property is conveniently located for access to Hoxton and Shoreditch, with an array of trendy bars, restaurants, galleries and boutique shops. Old Street Underground (Northern Line), Essex Road (National Rail) and Highbury & Islington station (National Rail & Victoria Line) are the closest stations.

What the owner had to say:

What do you love most about your home/property?

I fell in love with the amazing view of the skyline, the canal and the city from this property when I bought it in 2013. Because it is west facing, you get a spectacular view of the sunset, and it creates a sense of real air and light in the flat. You never get tired of coming home to this. Drinks on the balcony after dark are also delightful. The flat is both low maintenance and really energy efficient - we hardly needed to use the heating because of the double glazing. It's been a lovely place to host friends and family for dinners and staying over, with the second bathroom a real bonus.

When living here, we also loved the 24 hour concierge. Many of the same team have been in place since I moved in in 2013 (and long before that) and know the building and residents really well - this is a rare and lovely thing for a big city, and gives good security. Another great thing about the flat is the extended hours Co-op supermarket downstairs with a really good range of food - we could live really spontaneously which suited us well.

Why are you selling?

We're selling because I have got a job in another city, and so we'll be moving up there.

What do you love about the area?

This is a really nice part of town - it's very central, but it is residential, with good neighbourhood pubs and restaurants (the pizza at Sweet Thursday is particularly delicious), the canal for walks, bars and the odd gallery, and a market on Hoxton Street at the weekend. Shoreditch Park is a lovely place to decompress with a walk or run.

Angel and Shoreditch High Street are short strolls away, and in a few minutes, you can be in the City or Dalston on a bus. I walked, cycled, tubed or sometimes taxi-ed to work as well depending on how I felt - all were easy. Whilst we are above a main road, we are quite high up and always slept well.
