Some words from the owner:
WHAT DO YOU LOVE ABOUT YOUR HOME?
Our home here has been amazing. When I saw it for the first time, there was something within me that just new it was the right flat, and I haven't regretted the decision once. The layout of the flat is perfect. The bedroom is a good size, the storage is exceptional (there's a cloakroom and a HUGE storage room - could even be turned into an office) and the "S-shape" layout of the sitting room and kitchen adds some character whilst also stopping the room feeling like a big box. The balcony gets the morning sun and it's been lovely to sit out eating breakfast or brunch. The flat is quiet and safe - there are only three flats in this section of the building (and our neighbours in the other two are so lovely!). As a bit of a "tech nerd" I've also been more than impressed with the number of sockets dotted around the flat. I also love the location (more on that below)
WHY ARE YOU SELLING?
The usual story I think - it's time for a new chapter. My partner and I are starting a family and we need a bit more space.
WHAT DO YOU LOVE ABOUT THE AREA?
The area has so much going for it, we've actually fallen in love with it. It's the perfect blend of quiet and residential, yet with so much on offer within walking distance. Angel, Shoreditch, Highbury & Islington and Dalston are all about a 5 - 10 minute cycle or a leisurely 20 minute walk, and are overflowing with restaurants, cinemas, pubs and bars. Closer to home we're also spoilt for choice. We've enjoyed popping to Sweet Thursday on a weekday evening to gobble down one of the their delicious pizzas. The Rosemary Branch pub (2 mins walk) is charming and a great sun and people watching spot. A couple more minutes and you're at awesome pubs like The De Beauvoir Arms, The Talbot, The Duke of Wellington and The Scolt Head. Some of the best cocktail bars in London are a few minutes' walk away (Three Sheets, Happiness Forgets). Finley's Wine Bar and Hector's Wine Bar are close by too.
I've loved being able to go for a walk or a run along the canal (it's pretty much 5km exactly running from the flat, around Highbury Fields and back to the flat). Watching the ducks and the canal boats tootling up and down is so relaxing. A bit further along the canal is Broadway Market which has to be one of the best pedestrian streets in London (pubs, bars, markets, restaurants, boutiques, grocers, butchers, fishmongers - the list goes on!). Victoria Park is another few minutes' walk along the canal and a great spot for catching up with friends or in indulging in one of its weekend markets. Closer to home, Shoreditch Park is a couple of minutes away and a great place to visit on the weekend or a sunny weekday evening sipping wine and hanging out with pals. It's also the perfect place to walk your dog.
The transport links are fantastic. It's a quick walk to Old Street station (Northern Line), Haggerston (Overground), Essex Road (National Rail) and Highbury & Islington (Victoria Line). The bus network is great too (the 21, 76 and 141 all go North to South and the number 38 bus which goes straight to Tottenham Court Road and Piccadilly Circus). I work in the City near St Pauls and it takes me half an hour to walk or 10 minutes on the bike.
Another big plus about living here is Britannia Leisure Centre. It's a couple of minutes' walk and I've used it for swimming, playing rooftop tennis, badminton and working out in the gym (which is massive!). There's also a Personal Training gym a couple of mins walk from the flat which I've used a couple of times in 6 month stints.
