Full description
A spacious two double bedroom maisonette boasting an additional study room, complemented by mature front and rear gardens, ideally located adjacent to Shoreditch Park.
On the ground floor, a separate fitted kitchen recently upgraded, a guest cloakroom, and a generous reception area leading out to a delightful rear garden adorned with mature plants, creating an ideal setting for alfresco dining and private entertaining. The front garden, also generously sized, features two raised beds suitable for vegetable cultivation. Upstairs, the property offers two double bedrooms, with the principal bedroom benefiting from built-in storage, a contemporary bathroom, and an additional study room or nursery.
During the current owners' tenure of seven years, significant upgrades have been undertaken including a new boiler in 2022, a modernised kitchen, bathroom, and cloakroom. Engineered wooden flooring enhances the downstairs area, while both front and rear gardens have been meticulously maintained and developed.
The property is offered chain-free.
Bracklyn Court enjoys a superb location opposite Shoreditch Park and Regents Canal, providing residents with immediate access to a variety of local amenities such as charming pubs, coffee shops, and recreational facilities. Multiple bus routes are accessible from New North Road, and Old Street Station (Northern Line, National Rail) is a short walk away.
Some words from the current owners:
WHAT DO YOU LOVE ABOUT YOUR HOME?
The highlight of our time here has been the ability to enjoy the spacious garden at the rear. We cherish outdoor living, so having our own private space to relax and entertain has been essential. The front garden allowed us to keep an eye on our kids playing from the kitchen, which was very convenient. The property's layout, with a nursery that later served as a home office in addition to the two bedrooms, suited our evolving needs perfectly. We've also appreciated the warmth and excellent water pressure.
WHY ARE YOU SELLING?
After seven wonderful years, we're reluctantly leaving as we're relocating to New Zealand to be closer to family.
WHAT DO YOU LOVE ABOUT THE AREA?
We've enjoyed so much about living here! Cycling to work has been a joy, with no commuting costs. There's an abundance of great cafes, restaurants, pubs, and bakeries just moments away. We particularly enjoy brunch overlooking Shoreditch Park at Bobo & Wild. It's not uncommon to spot a few celebrities around, if that's something you're into. The area offers a fantastic selection of local schools, spoiling us for choice. Supermarkets are conveniently located within a two-minute walk. As outdoor enthusiasts, having Shoreditch Park across the road has been invaluable. It's been a wonderful place to meet friends and simply relax while soaking in the surroundings. The new leisure centre nearby offers excellent swimming facilities and badminton, along with a specialized boxing gym and a brand-new CrossFit facility just a minute's walk away.
