Full description

Property Details Accommodation comprises entrance hall with inbuilt storage and wood-effet flooring (evident through much of the property), leading into the bright and spacious reception room, flooded with natural light from largea and new dual box set windows, with ample space for relaxing and dining, and door through to the separate kitchen. The kitchen comprises a modern range of matching wall and base units with work surfaces and metro-tiled splash-back incorporating inset sink unit, induction hob with overhead extractor and electric oven below, and further space for appliances. The use of Mandarin stone, real marble and terrazzo tiles further hightlights the luxury of this space and is set off by underfloor heating. There are two well sized bedrooms, with en-suite shower to the master (again with underfloor heating), plus a stylish family bathroom with white three piece suite and elegant tiling. The property is enviably located within easy access of Rotherhithe, Surrey Quays and Canada Water stations, each providing unrivalled connections into Central London, Canary Wharf and the City. There are a variety of shops and amenities close-by, with Surrey Quays Shopping Centre, Southwark Park and Stave Hill Ecological Park also within a short distance. The Thames Riverpath is on your doorstep to enjoy walks, runs, cycling and experience what Rotherhithe has to offer with its abundanc of hidden gems and history. Vendor's Comments: What do you love most about your home? The main reason we bought this flat was the river view. Before we moved here, we had no idea that the Thames was tidal! We love listening to the waves and watching the cormorants dive for fish. We even saw a seal once! The sunsets are incredible, especially in the summer, and the morning light that comes into the east side of the flat through the big sash windows is gorgeous. We've recently done up the kitchen and bathrooms, which we're super happy with. Also, some practical things: there's tonnes of storage space, not only in the flat but in the storeroom downstairs. And we never struggle to find a parking space for ourselves or guests. Why are you moving? The flat has served us so well over the years first as students, then as young professionals sharing with a friend in the spare room, then newly married having the flat all to ourselves without a sharer, and now as parents. We are moving very reluctantly outside of London so our baby boy, who enjoys stomping about the flat, can have more space to roam. We also want to live nearer to our parents so they can watch the little one grow up and get involved with childcare. What do you love about the area? We love the neighbourhood here and are good friends with two families across the road. There's a great community that share local news and recommendations through Facebook groups. There's even a WhatsApp group for Mountbatten Court that was set up during lockdown in case anyone needed help with food shopping etc., We've ended up donating yeast and a bin shed key and had cheese and banana bread in return! But it's been useful for general issues too, like making sure someone will be able to let the delivery person into the building. There's loads of beautiful places to walk and parks to relax in. Around Surrey Waters you can see ducks, herons, geese and swans with a backdrop of the canary wharf skyline. The Surrey docks farm is also a great place to visit and buy unique ingredients like goose eggs. For days when we want to venture into the busier parts of London, it takes half an hour or less to walk to Tower Bridge, overground to Shoreditch, or Jubilee to Westminster. It's a quiet area yet the choice of cafes and restaurants is fantastic. Our favourites are the Mayflower, the Watch house cafe, cafe east, Mousetail Coffee Stories, and Hawkers' House. Nono's coffee, on the other side of King's stairs, is excellent and the owners are extremely nice. The Brunel Museum hosts Midnight Apothecary and often has food vans outside.
