THE PROPERTY
The Cornwall Wine Vaults, 114 Walcot Street, is a very central, unique, beautifully crafted apartment fully renovated just 6 years ago to the highest standards, using the very best materials and finishes with no expense spared to futureproof the systems and appliances installed. Located behind a secure gated entrance, on a quiet road in Bath’s pretty artisan quarter, the property benefits from numerous independent cafes, restaurants and boutiques on its doorstep
A rarity for a listed building in central Bath, the apartment benefits from double glazing, with glass doors from the open plan, bright, wood panelled living room area opening out onto a private, secluded South facing terrace, complete with a hot tub. The spacious living space also benefits from Kahrs engineered oak flooring throughout coupled with under floor heating.
The kitchen is very well equipped, with white quartz work surfaces, Blanco tap, a Neff triple oven, Bosch fridge/freezer and dishwasher and under-cabinet lighting.
Walking through an archway is the bathroom and sleeping area, built into the wine vaults of one of Bath’s original wine merchant buildings. The bathroom has a large walk-in shower with Axor taps and shower controls, a wall hung Duravit toilet and night lighting. Meanwhile, the two king sized bedrooms both have TV points plus a pressurised smart heating system. The vaults are tanked with a full Delta Membrain system.
It is also worth noting that a new roof was laid to the building in 2019 along with new valley lead gutters.
Holiday lets are permitted and the property is available to buy either empty or fully furnished. It can sleep up to 7 guests; the second bedroom is currently furnished with a further double and single bed, and typically generates an annual turnover of £40-50K, however there is certainly potential to generate more.
