The separate kitchen, with bi-folding door opening onto the patio and well maintained garden beyond, comprises a sleek range of matching high gloss wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor, electric oven, and further space for appliances. To the first floor, there are three well proportioned bedrooms - two doubles and a generous single - plus an elegantly tiled family bathroom with contemporary style white three piece suite Velux window.

There are a variety of shops and amenities close-by on Streatham High Road and London Road, as well as excellent local schools and open spaces, including Norwood Park and Norbury Grove Recreational Ground, just a stroll away, which opens onto Streatham Common and lovely Rookery Gardens.

SELLERS COMMENTS
What do you love most about your home?
We love the high ceilings and the large, front room with ample storage so everything can be put away. The original wood floors combine a mix of the old Victorian style with the contemporary decor. The modern kitchen with Danish influenced splashback brings a subtle continuation from front to back of the house which then spills out into the south facing garden through the bifold doors. Wonderful to sit and enjoy a coffee on a warm summer's day while taking in the perfectly-sized, natural garden. The bedrooms are all a good size with the flexibility of the third transferring into an office during lock down or a small double for when we have guests. And finally the ample family bathroom. A tranquil space with a unique velux window that allows you to look at the stars while relaxing in the tub.

Why are you moving?
Now our jobs allow us to WFH, we are moving out of London to be closer to family

What do you love about the area?
We have a bonus of being situated on the Streatham and Norbury border which comes with multiple benefits: 4 mins walk from Norbury station, 10 Mins from Streatham Common station or 15 mins from Streatham station. This means you can get to three central line stations giving access across London (Victoria, London Bridge, KingsCross/St Pancras). There are plenty of pubs a short walk away - The Railway, The Ferres, The Bull and a selection of supermarkets for all tastes and budgets (M&S, Sainsbury's Tesco, Aldi, Lidl). Norbury offers lots of lovely independent cafes for yummy breakfasts or to grab a cuppa. We are 5 mins walk from Norwood Grove, a hidden gem tucked back from the main road where you can go for delightful walks on the hills and in the woods. It joins up with Streatham Common where on the way you will find the Black Spot brewery - popular with locals - and the Rookery cafe at the entrance to the Rookery - beautiful formal gardens where many an event is hosted throughout the year. There are also a host of excellent primary and secondary schools in the area and lots of families to boot that make this a vibrant, fun place to live. Colmer Road itself has a very active residents association through our FaceBook page. We have annual street parties for which we all donate funds, as do the local businesses. Everyone is very neighbourly and welcome all newcomers with open arms.
