Property Details:
A beautifully presented one bedroom flat situated in a private purpose built development with a lift and secured bike storage. The flat comprises a wide entrance hallway with inbuilt storage, leading into the bright and spacious reception room with dual aspect windows and direct access out onto the delightful private balcony with beautiful park views. The separate kitchen comprises a modern range of units with work surfaces incorporating inset sink unit, gas hob with overhead extractor and electric oven below, and further space for appliances. The generously sized double bedroom overlooks private gardens and has plenty of space for free-standing furniture, plus a stylish family bathroom with white three piece suite.

Situated at the heart of the Brockley, Crofton Park and Peckham triangle, this location is a combination of stunning green spaces, trendy eateries and excellent transport links, with easy access to Brockley, Honor Oak, Crofton Park and Nunhead stations, as well as regular bus routes, all providing excellent links into Central London. There is a vast array of local shops, pubs and amenities within easy reach, and the area is also well served by excellent local schools and beautiful open spaces, including Hilly Fields, Peckham Rye Park and One Tree Hill.

Owner's Comments:
What do you love most about your home?
I really couldn't have asked for a better first home in a more desirable location! This flat is bigger than average and all the rooms are very spacious, I live with my husband and I work from home full-time, and we never find it crowded. The floor to ceiling windows let in so much gorgeous daylight with an amazing view of the green space. The kitchen and balcony are south-facing so it is wonderful for my urban garden growing plants and vegetables. The number of beautiful parks on our doorstep are second to none in zone 2 London, it has been great for our mental wellbeing especially during the pandemic. I really enjoy living in Brockley too as it has such a creative and caring community, the central part of Brockley has a lovely village feel.

Why are you moving?
We are expanding our family hence moving into a bigger property.

What do you love about the area?
We are spoiled with choices of cafes, pubs and restaurants. We love going to Browns or Good as Gold for coffee on the weekend, Crofton Park Tavern for a pub lunch, and one of the trendy restaurants on Peckham Rye for date nights, then rooftop bar Frank's Cafe for drinks with friends. When covid restrictions allow, we love going to Rivoli Ballroom, the only intact 1950s ballroom remaining in London, to watch movies and gigs.
Commuting-wise we are walking distance to Brockley, Honor Oak, Crofton Park and Nunhead stations. It is only 5 minutes to Peckham or New Cross, 10 minutes to London Bridge, 15 minutes to Victoria, 20 minutes to Blackfairers and 25 minutes to Kings Cross on the train. This has been incredibly convenient for us both for work and weekend activities.
There are many weekend farmers' markets, craft fairs and annual community festivals in Brockley too. We really love our neighbourhood as it has such a solid and established community in possibly the most leafy areas of Zone 2 London, whilst it is only a short train or overground journey away from Central London.
