Stunning THREE BEDROOM period house with bags of charm and ORIGINAL FEATURES. Boasting TWO RECEPTION ROOMS, a secluded SOUTH FACING REAR GARDEN and situated just a short walk to the ABBEY WOOD RAIL STATION and the UPCOMING CROSSRAIL which will take you to Canary Wharf in just 11 minutes. Ideally situated for the local OFSTED OUTSTANDING SCHOOLS, as well as within walking distance to a good selection of shops, cafes and other amenities such as the local gym, beautiful parks and a library.

Property Description:

This lovingly restored, bay fronted family home has a neat front garden leading up to the original front door with its large stained-glass windows. In the bright hallway the original wooden floorboards have been renovated to a high standard and these floorboards are found throughout the ground floor.   The lounge is spacious with high ceilings, a charming original feature fireplace and fitted alcove cabinets. A truly tranquil space to relax at the end of the day. Adjacent to this we have another well-proportioned room, the dining room. With large double doors opening on to the secluded south facing garden, and connecting through to the modern kitchen this room is perfect for entertaining. The garden itself is a real sun trap, while the mature trees provide the decked area with welcome shade for al-fresco dining on warm days. The kitchen has been well fitted with a full range of wall and base units, a double butler sink, space for a larder fridge, and a further door to the garden.

Up the stairs, we have the elegant master bedroom at the front, again with light flooding from the bay windows and ample built-in wardrobes. Next door to this is another spacious double bedroom overlooking the garden, with a single bedroom providing another bay window at the front. The family bathroom has been fitted to an exceptional standard with dual showerheads including a rainfall shower and lovely metro tiles. The house is fully double glazed and is perfect for a couple or a young family.

Manton Road is a quiet residential road in the heart of Abbey Wood. The nearby National Rail station has quick links into Canary Wharf with the upcoming CROSSRAIL link bringing the rest of the city within easy reach. With many local buses nearby serving the area and a good selection of local shops and amenities this area is well connected but still has a relaxed vibe. The nearby pub is popular with the locals and has a large beer garden, great for meeting friends, as well as a monthly street market. The area has an abundance of green spaces with The Lesnes Abbey Ruins, Southmere Lakes and Thames Path offering an endless supply of running routes, or if you prefer just to go for a stroll through the ancient woodland at Lesnes Abbey Woods and Bostall Woods. The area also has a great selection of local schools for all ages with a highly sought-after OFSTED outstanding school just a four-minute walk from the house.

Owners Comments:

What do you love most about your home? We love the natural light in this house, it has big bay windows that flood the rooms with light. The house is so well proportioned, all rooms are really good sizes and downstairs has the original floorboards which we have spruced up to make a feature, the fireplace and alcove cabinets make the lounge feel really cosy too. The original stained glass windows are still a statement that greet you as you come in the front door and cast a brilliant light in the hallway. But the garden is probably our favourite bit of the house, it's our little oasis from the London bustle! It's not overlooked and it's south-facing so it's a sun trap in the day, but the mature trees also give privacy and some welcome shade, perfect for enjoying with our children. With the addition of fairy lights in the trees, it truly is a magical place on warm summer evenings.

What do you love about the area? Abbey Wood itself is a welcome break from the City, it offers fantastic green spaces such as the miles of ancient woodland, Abbey ruins, parks and various commons, whilst all being only 10 or so minutes from Canary Wharf and the rest of the City once Crossrail arrives. We have an OFSTED outstanding school just a four minute walk away, and have found the local community really welcoming - it's the first place in London where we've had friends that live just around the corner. The trendy local pub is fantastic for meeting friends and enjoying a pint in the sunshine.
