A doorway provides access to an inviting double bedroom with inbuilt wardrobes and pleasant aspect over the garden. To the other side of the reception room, there is a further well-sized double bedroom with smart en-suite shower and inbuilt storage, with an adjoining lobby area providing additional guest WC. The property is very conveniently located within easy access of stations at Warwick Avenue, Maida Vale, and Westbourne Park, all with excellent underground services into Central London, the West End and the City, as well as an array of local bus routes linking the surrounding area. There are a variety of fashionable shops, bars, restaurants and amenities within a short distance, as well as the nearby Regent's Canal and Little Venice district with riverside cafes and bars. What the seller says: What do you love most about your home? When we were looking to buy for the first time there were two things on our priority list: two double bedrooms and private outdoor space. This property gave us both and more. The two bedrooms are on opposite ends of the flat giving guests a sense of privacy when they visit. Having two bathrooms also helps a great deal when entertaining. We also love that the private patio is right off the living room for natural light, fresh air and the ability to entertain during Spring and Summer. The big bonus of the flat was the ample storage space plus the ability to have a washer AND dryer. Why are you moving? Both of us now work in East London so we’d like to cut down the commuting time. What do you love about the area? The best thing about the area is the proximity to areas like Maida Vale (5 min walk), Queens Park (10 min walk), Little Venice (15 min walk) and Portobello Road (20 min walk) for restaurants, cafes and shopping. Paddington Sports Ground (5 min walk) is also a great place to spend time outdoors with its quiet gardens, outdoor gym, running track and cafe. We’ve also not found a better area for transport in London. Queens Park Station (Overground, Bakerloo), Maida Vale Station (Bakerloo) and Westbourne Park (Circle and Hammersmith & City) are all equidistant from our front door at 10-12 min walk. We’re also spoiled for choice on bus routes with the 31/328 taking us to shopping in Camden Town, Westbourne Grove, Notting Hill, and Westfield. The 6 takes us through the heart of London and the West End while the 187 takes us to St John’s Wood and Swiss Cottage. Thanks to these transport routes we can also get to Heathrow for work travel and holidays in 30 minutes as well.
