What do you love most about your home?
We love high ceilings and large windows throughout, making the place feel light and spacious. The size of the rooms and how evenly the floor plan is distributed makes each room very usable with great living space in each room. All 3 bedrooms have their own en-suites in addition to a guest toilet which is a great luxury to have. We also have good storage space throughout which provides great space for all sorts of items.
The building also has the benefit of a cycle storage area which is makes it convenient to store bikes securely outside the flat. We frequently use the communal garden as a play area for our son or hosting family and friends for barbecues etc. Finally, the entire building has recently been refurbished and although from the outside you have a façade with character, internally you get to live in a new built flat.
What do you love about the area?
The most amazing part is how closely we are situated to so many various green areas - we have Crouch End playing fields with multiple cricket and tennis clubs and walking paths in between the woods, Alexandra Palace, Priory Park, Queen's Wood, Highgate Woods and the great Parkland Walk - all within walking distance! Since our son was born all these green areas have been a great source of physical and social activity for us as a family. Our son met a lot of new friends through the beautiful playgrounds in both Priory Park, Alexandra Palace and Queen's Wood.
The flat is located between Crouch End and Highgate and both high streets are within walking distance which gives us access to a great selection of local pubs, bars, restaurants and cinemas. Crouch End has pretty much all amenities that one may require including 4 grocery stores (Waitrose, M&S, Co-op and Tesco) - all within walking distance!
Close links to both private and state schools - we are in the catchment area for Coleridge Primary school, which is highly desired primary school with an OFSTED rating of Outstanding as well as short driving distance from various other state and private schools (Highgate School, Avenue Prep, Norfolk House etc) along with many other great primary and secondary schools within a short distance.
Accommodation comprises entrance hall on the raised ground level with wood flooring (evident through the majority of the property) and access to guest WC, leading into the bright and spacious, open plan dual aspect reception/kitchen with beautiful feature bay and ample space for both relaxing and dining. The kitchen area comprises a modern range of matching wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor, double wall mounted electric oven, and further space for appliances. A generous double bedroom offers useful inbuilt wardrobes and access to a stylish en-suite shower room. Stairs lead down from the main hallway to a lower level and hallway with inbuilt cupboards and access to two inviting further
bedrooms. The master bedroom with another attractive front aspect feature bay, offers expansive inbuilt wardrobe space and access to an elegant en-suite bathroom. The second bedroom also enjoys inbuilt wardrobes as well as a sleek en-suite shower.
The property is enviably located in a sought after residential road within easy access of stations at both Crouch End Broadway and Highgate, as well as numerous regular bus routes linking the surrounding area. There are a variety of shops and amenities within easy reach, as well as excellent
local schools including OFSTED rating Outstanding Coleridge Primary, and the beautiful open spaces of Highgate and Queens's Woods, Alexandra Park and the Parkland Walk, within a short distance.
Viewings are strongly recommended.
