Property Details:
Accommodation comprises entrance on the raised ground floor with access to a generous double bedroom with bespoke inbuilt mirror fronted cherry wood wardrobes, and access to a modern en-suite shower room. Stairs lead down to the lower level with access to WC, leading into the bright and spacious reception room with ample space for relaxing and dining, and access out to a delightful split level garden with planted borders and all-weather surface area. A doorway leads through to the separate kitchen with quiet rear aspect and a modern range of matching units with work surfaces incorporating inset sink unit, gas hob with overhead extractor and electric oven, and further space for appliances.

The property is very conveniently located close to beautiful Clissold Park, and within easy reach of Arsenal, Finsbury Park and Stoke Newington stations, as well as numerous regular bus routes linking the surrounding area. There are an array of fashionable local amenities, shops, bars and restaurants within just a short distance, with Stoke Newington also close by. The area is also well served by fantastic schools, including William Patten (rated Ofsted Outstanding), just a five minute walk away.

Comments from the owner:
What do you love most about your home? I fell in love with this flat more than two decades ago when I viewed it on an unusually hot day in May. The flat had just been converted and was an empty shell with a garden of mud and weeds. Once through the door I was immediately struck by how peaceful it was: I could hear the birds singing. It was also lovely and cool, and like a little house, with large landings and stairs. I have loved living here, it's so safe and secure that I leave my back door open during the summer. The garden is wonderful now and we see squirrels, birds and even the odd fox cub. The flat is cool in the summer and lovely and warm in the winter. Myself and the other long term owners got together and bought the freehold which we now manage together with everyone looking out for one another.

Why are you moving? I'm moving to Edinburgh to be near my family.

What do you love about the area? This is a great area to live in. We have some great restaurants nearby - Patron and Au Lac being two of my favourites. Transport is brilliant, Arsenal and Finsbury Park Tube stations are both within a 10 minute walk. Buses too are fab with the 19 for Upper Street and the West End and the 4 for the Barbican, Tate Modern and The Southbank. Clissord Park is just down the road and if you fancy messing about on the water Finsbury Park and Woodberry Nature Reserve are less than 15 minutes walk away. We also have the Pleasance Theatre, Upper Street, London's Best Comedy Club at Crouch End, and Stoke Newington Church Street all on the door step. We have great local shops; wine, cheese, books, flowers, you can get everything you need and you will love, as I have, the real sense of community that is here. Mountgrove Road will be part of the upcoming Brownswood Conservation area.
