Top 3 things you love about your home
. The area and more specifically the actual location of the flat close to the overground, Dalston and Church Street and Stoke Newington High Street are what make the flat absolutely special. We have loved living in this flat and fell in love with this bit of Hackney
. We love the space with two very spacious double bedrooms and a good size living room/dining room and lots of built-in storage space including a loft.
. We love the old floorboards, the fireplace and the view from the 2 bedrooms. Overall the flat has a lot of character and it's very cosy.

Three things we love about the area...
1. The flat is perfectly located between Stoke Newington Church Street and Dalston with an array of independent shops, restaurants, coffee bars, pubs and clubs just a short walk away. It is a great location also for families with several parks nearby and in the catchment area of outstanding Hackney nurseries and schools.
2. There are excellent transport links to The City and West End with numerous good bus routes, regular overground trains from Rectory Road to Liverpool Street (8 Mins) and easy access to the Victoria Line (3 stops). There is a lot of green around: Hackney Downs Park, and Clissold Park are only a short walk away and West Hackney Recreation Ground is literally at the doorstep with a Saturday morning local food market
3. In the area you will find the best Italian delicatessen; numerous restaurants and coffee shops. There are plenty of independent shops, and places where to do yoga and pilates and our local has a huge beer garden, it's dog and child friendly. There are countless bars and pubs, live music venues and clubs (all within walking distance). The RIO cinema is a landmark of Hackney and it's only a short walk from here

Why are you selling? We have a small child and we are looking for a bigger family home, possibly a house
What's the area like? The area is really safe, very diverse and full of things to do for people of different age groups and with different interests (see above)
What is parking like? You will need parking permits from Hackney Council
How busy is the road, is it quiet at night? The road is quiet during the evenings and nights and being high up on the top floor with double-glazing really helps.
I'm currently working from home, how does that work in this property? this is a great flat and a great area to work from home. Wi-fi connection is stable and fast (it's two of us connected and often working from home and we have never had problems). There are also many places where to go for a coffee or lunch break, or where to work for a few hours for a change of settings.
What's the internet like? Wi-fi is stable and fast
What's the boiler like? the boiler is a Vaillant, we have it serviced every year and it works absolutely fine
Are we able to do any work/extensions? Unsure about extensions
