.The Garden - it's the reason we bought the flat. Perfect for hosting parties and having no rear neighbours gives us so much privacy.
Very secure - being a back-facing 1st floor flat with no street access has made us feel very secure. We have had no security/crime issues.
The green view from the back window - looking out to Abney Park Cemetary and to the wall of green made us feel like we were no longer in London.

Three things we love about the area...
.Church St - all of it! The cafes, bars and restaurants along Church St made us feel a part of a village despite being in London. The Clarence pub/restaurant is outstanding.
.Clissold Park - this became our lockdown sanctuary, one of the best parks in London. It has everything - ponds, wildlife (deers/goats), great gardens and a very good cafe.
.Transport links - having Stoke Newington train station 5 mins away from the property means that we have very quick access to the City (to Liverpool St) and to Central (via Victoria Line from Seven Sisters (2 stops northbound).

Why are you selling?
We have a 6-month-old baby so need a larger house.
What's the area like?
Stoke Newington feels like a village within London, it's our favourite area of London. It has its own distinct character and the locals feel a real sense of pride when speaking of it. We haven't encountered any issues with crime since being here (for over 5 years now (we lived on Milton Grove for 2 years prior to Manor Road). We would stay if we could afford a bigger place!
What is parking like?
There is no on-street parking outside the flat but nearest on-street parking is available in Listria Park (2 mins walk away). We've had a car for the duration and always found a space in Listria Park. Parking permits are issued by Hackney Council (c. £220 p.a. for a family car)
How busy is the road, is it quiet at night?
The road is busy during the day but it does quieten down at night. The fact that the flat faces towards Abney Cemetary means that there is no traffic noise in the property.
I'm currently working from home, how does that work in this property?
I worked from home throughout the lockdowns and found no issues. Wifi/broadband speeds are very quick so there are no dropoffs on videocalls (see below re. internet).
What's the internet like?
Fast. We had all of our devices connected throughout lockdown (SkyQ box, 2 laptops, 4 phones) and there were no issues. I ran a test at 6pm on 18.4.22 and it was 79mb/s
What's the boiler like?
Gas combi boiler works well - it was installed in 2016
Are we able to do any work/extensions?
We haven't applied for any work/extensions, these will be subject to the lease and the usual planning/building regulations.
