What do you love most about your home? We love the big living room: the high ceilings and large bay window provide so much light in the day, whilst the wood-burner in the fireplace and open brickwork makes it feel so cosy in the evenings. The south-facing terrace gets lots of sun and is surrounded by greenery, providing a gorgeous outdoor space for some peace and privacy.
Why are you moving? We are looking to move to a family-sized house, though we will be very sad to leave our beautiful home that we love.
What do you love about the area? We absolutely love the area; being right in the middle of Stoke Newington and Dalston provides the absolute best of both worlds. At the end of our road we have our favourite local coffee shop where we go for breakfast, lunch and often to work - the staff know us by name and give us free goodies from time to time! We also have access to a range of local grocers selling great produce, a farmers' market at the weekends, as well as being a short walk from Sainsbury's, Tesco and The Cooperative. We are a stone's throw from the heart of Stoke Newington which is full of local restaurants, stylish bars and a village feel, and a short walk from Dalston where we can access shopping, even more restaurants and lively markets full of great local produce. We are a short walk from Hackney Downs which has tennis and basketball courts as well as further local coffee shops and village-feel pubs, as well as being a 15 minute walk from the beautiful Clissold Park where we can visit the deer park. Multiple bus routes and the overground give the option to travel in all directions, and it's a short bus ride to Seven Sisters underground for the Victoria Line.
Accommodation comprises a split level entrance hall leading into the bright and spacious reception room with feature bay and further window to the front, exposed brick chimney breast with wood burning stove, and ample space for relaxing and dining. The separate kitchen, with double doors out onto the delightful private decked terrace, comprises a range of matching wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor, double wall mounted electric oven, and further space for appliances. There is a generous sized bedroom with quiet rear aspect, and a stylish shower room with contemporary style suite and elegant tiling. The property offers still further potential to convert into a two bedroom flat, subject to the necessary planning consents being obtained.
The property is enviably located in a sought after residential road within easy access of Rectory Road, Dalston Kingsland and Stoke Newington stations, as well as numerous regular bus routes connecting the surrounding area. Nearby Stoke Newington offers a variety of shops and amenities, with Stoke Newington Church Street providing a wonderful array of fashionable bars, cafes and restaurants. The area is also well served by beautiful open spaces including Clissold Park and Abney Park.
