Rami & Melissa have managed to create a charming escape from city life! This two bedroomed flat is beautifully arranged with two double bedrooms complimenting a stunning bathroom. There is a fully fitted separate kitchen and relaxing lounge for when you are not out soaking up the sun in the glorious south facing shared garden. We look forward to showing your around!

What do you love most about your home?
The Orchard feels like a throwback to older times - it is a small community of 12 similar maisonettes where people know each other, are happy to help each other out, and always say a hello and good morning. The maisonette is really well proportioned with wonderfully high ceilings which really add to the sense space. We also love how the sun breaks into our lounge at sunset. It is beautiful and warming - good for the soul! There's also have a huge south-facing shared garden for the kids to play in. Whilst technically shared, each maisonette basically has their own piece that they primarily use. There is also a private driveway to The Orchard itself.




Why are you moving?
We are planning on adding to our family so simply need more bedrooms and space in general.




What do you love about the area?
The area has so much to offer. On the shops and convenience front there is a bunch of options. There is a large convince store about a 1 minute walk away. There is also Oakwood parade (a 5-7 minute walk from The Orchard), which has a few cute shops, post office and library! Cockfosters high-street is also just a 5 mins walk away. It's wonderful - coffee shops, butchers, fishmongers, hairdressers and barbers, Sainsburys, Co-Op etc. It is a great high street.




On the pubs and restaurants front, Cockfosers also has a some great options - Skewd, Deserie, and Middeys are particular favourites. The Oakwood pub is close by and has a local boozer feel. For more of a gastropub vibe The Cock Inn and The Winchmore are both close and have loads of parking. On the takeaways front, we would recommend Chippers, the local Fish & Chips. It is great. The usual other options are available and really solid - Indian, Asian, Thai. All available on Deliveroo,Uber Eats,Just Eat etc. Arguably the best of all is Andys. It is an unassuming Cypriot kebab house near the tube station. Charcoal grill and fresh ingredients - simple but perfect. The locals proudly call it the best kebab house in London.




There are lots of parks. Trent Park is a 20 minute walk away. It's huge so there are lots of fun possibilities for picnics and sport. If you go off the main strip, there's a beautiful secret garden and lake - feels like you are somewhere really special and secluded. There is also Oakwood Park about a 15 minute walk away and it has a lovely playground for the children, a duck pond, and lots of space to explore. Grovelands Park, Broomfield Park, and Forty Hall are all also just a short drive away.




The Saracens training grounds are a 5 minute walk away and there is also a lovely playground and green for the kids adjacent to their grounds. There is also a brand new soft-play opening up very close by, so once all this is past, it will be a great way to spend an hour with the kids. The tube is just a 5 mins walk away so it is easy to get into town. One thing to stress, you will always get the best seat on the tube - you want the first seat of the first carriage! Then no matter the time, rush hour or otherwise, nobody will ever need to barge past you or stand on top of you. Makes the commute a lot more pleasant.
