. The view - living room looks out over New River Walk trees, very relaxing.
. The natural light - windows on both sides of the bedroom and 3 large windows in living space.
. Two floors - the division over two floors makes the space feel bigger.
Three things we love about the area...
.The New River Walk - the park runs from St Paul's Road to Canonbury Road along a stretch of the New River. A lovely park with willows dipping into the water and ducks, coots and moorhens. A treat on the doorstep.
. Great local pubs, The Snooty Fox, The Alma - where we had our wedding reception in 2008, The Marquess, The Scolt Head and The Railway.
. Lots of lovely coffee spots locally - KHP Coffee House (nearest), Lizzie's on the Green, Jolene, Bodega 50 and De Beauvoir Deli.
Q&A
Why are you selling? We have loved living in the flat since 2004 but after 17 years it is time for a change. We will miss the flat and the area, and have enjoyed our time here very much.
What's the area like? Great location, good local shop and shops, cafes on Essex Road and on Newington Green. Great transport access, near Canonbury station, 10 mins walk to Highbury and Islington, 25 mins walk to Angel, lots of buses on Essex Road and St Paul's Road. For going out Dalston, Upper Street, Holloway Road and Highbury Barn are within easy reach, so something for everyone. For green space as well as overlooking New River Walk - Highbury Fields, Clissold Park and Abney Park are all local spaces in walking distance that we have been enjoying during the lockdown. Other good local walks include Regent's canal and De Beauvoir.
What is parking like? Property qualifies for a resident parking permit and you could apply to rent an estate garage. We don't have a car, but when we have rented a car it has been easy to find a parking space nearby. There are Zipcars nearby.
How busy is the road, is it quiet at night? The property is not on a road, it is on the top end of the estate, the nearest main road is St. Paul's Road. It is quiet at night and during the day you can hear birds rather than cars.
I'm currently working from home, how does that work in this property? ** We have both been working at home for over a year in the main living space. It has worked better than we could ever have imagined, we have been able to accommodate a living space and workspace.
What's the internet like? The Internet has been good, we upgraded to Sky super fast broadband last year to accommodate working from home.
What's the boiler like? I** It is a Glow Worm combi boiler, works well.
Are we able to do any work/extensions? No scope for extensions but the property has lots of storage and I know neighbours with the same layout have removed some storage and taken the opportunity to open up the main living space.
