What do you love most about your home? We love the south-facing aspect, the fantastic natural light & the views to the canal with its abundance of wildlife. Both the living space & the bedroom open to the south facing balcony, and in addition large glazed sliding doors allow the living room to be opened up to the outdoors. The kitchen is well designed and functions better than one might expect from its compact size. Being away from the road, our home is a calm and peaceful place that always feels relaxing.

Why are you moving? We are moving because we need an extra bedroom, but are hoping we can stay in the area. The flat and canal & basin side setting will be hard to beat.

What do you love about the area? The Kingsland Basin is a fantastic inner city sanctuary & we have appreciated it even more in 2020. We have treated it like a beach this summer - taking our deckchairs to sit in the sun and watch the wildlife - the swans, cygnets, ducklings, herons and fish. It is a semi private gated space to which residents have direct access. At one end of the basin there is the wonderful Japanese cafe Toconoco, and at the other the new cafe restaurant Route, which is good for breakfasts & lunches in the sun. The best close by restaurant (2 minutes walk) is the exceptional Towpath, but there are many within ten minutes walk up Kingsland Rd, down Hoxton Market - or over at Broadway Market. There is direct access to the canal towpath which is perfect for walks, runs and cycles. The canal towpath connects directly west to Shoreditch Park where a new sports centre and swimming pool is due to open in 2021 (5-10 minutes walk) and Angel (20mins); east to Haggerston Park (15 minutes), Broadway Market, London Fields and the Lido (20 minutes) and to Victoria Park (25 minutes) and the Olympic Park etc., beyond. Or it's a short walk or cycle via quiet streets into the city. For transport there's the nearby Haggerston Overground or Old St & Angel for the tube. Though with direct access to the canal and lots of cycle routes we enjoy walking or cycling to Shoreditch and the City, to Dalston, to Islington, and to the Barbican for cinema. A new Curzon Hoxton cinema is set to open this year (10 min walk). There is also an attractive new co-working office at the base of the building that may also appeal to some prospective buyers.
