Full description

*GUIDE PRICE £400,000 to £425,000* Property Details This bright and spacious two bedroomed period house has been extended into the loft to provide an extra room with a multitude of uses, from home office to study or music room. This house is well presented throughout with a double reception room with bay window and wooden floors. The modern fitted kitchen has space for dining and direct views over the garden through the bright conservatory. The secluded garden is a perfect spot for relaxing and has the additional benefit of a workshop/outbuilding. Up the stairs to the first floor we have the master bedroom with wooden floor and an open aspect onto Wolsey Avenue. There is a family bathroom on this level as well as the second bedroom with stair access to the top floor office. This property is fully double glazed. The house has the added benefit of being larger than the average house on the street due to the fact it is end of terrace and also has useful side access to the garden. Wolsey Avenue is a quiet residential road adjacent to Gooseley Playing Fields. This is a perfect green space with services which include a play area, tennis court, basketball court and BMX track. The house is located within 15 minutes of both East Ham underground station which is served by both the District and Hammersmith and City lines and also the National Rail links found at Barking station. The local bus routes bring you links to Stratford and into the Docklands and the City of London. East Ham is a vibrant cosmopolitan area alive with local shops, restaurants and a famous quarterly craft and food market, and located only 8 miles from Central London. Current owners comments What do you love most about your home? When we first walked in here we were immediately taken with both the sense of space AND the solid oak wood floor, we still love these features now!  It's a spacious home, there's plenty of room for us all to do what we want, to have friends round, get on with some work quietly in the office upstairs or slope off to a corner with a good book. The garden faces south east and it's an easy place to relax, plenty of shady and sunny spots and backing on to the park it's framed with greenery, feels really secluded. Grateful always for our side entrance gate, so practical for getting our bikes and any other bulky messy bits and pieces in and out. Why are you moving? It's a huge move for us, after over 30 years of London life we're starting over in a rural place for lots of reasons, the main one being closer to family. What do you love about the area? It's fantastic having the park so close, it's a good spot to practice t'ai chi in the mornings and get to know lots of local dog walkers. The Red Lion Sourdough Saloon up the road does a good range of craft beers, pleasant to sit in their beer garden with one of their tasty pizzas, and the pub quiz is a laugh. The Indian restaurants around here are something else, our favourite is Taste of India, authentic interesting dishes and a superb sweet lassi, it's quite rightly a very popular place. We're so lucky to be near one of the best independent and active bookshops around, Newham Bookshop, who support and are supported by the local community. We're all keen cyclists and the proximity to the Green Way, a super handy off-road route straight takes you to Stratford and the Olympic Park in less than 20 mins, and from there connects you with cycle routes into the city itself.  The other transport links here are numerous. We're equidistant between East Ham tube and Beckton DLR with two bus stops about 50 yards away that will take you to either of these stations every 15 mins. To get to City Airport takes about 15 minutes by car, there's even a bus, the 474 takes you right to the entrance. Top that!
