Three things we love about the area...

A huge variety of shops, restaurants, bars and the famous Ridley Rd Market is 1 min walk away, yet one is nestled on a quiet friendly tree-lined street.
I love being close to several parks; The Lido in London fields; one of the very few heated outdoor pools in London. My favourite park, Hampstead heath is just 20 mins train journey from Dalston Kingsland station which is 100 yards from the flat.
I love the fact that there is no through road on Colvestone crescent making it very quiet and the council is making half of the street, the first green space road.

Why are you selling?
My Artist studio block on Ridley Rd Market that I have been running and working in for 15 years has come to an end. As a somewhat less social solution, I have been blessed with a big barn studio in my home county of Norfolk that will allow me to continue my practice. As a committed artist, I must go where the circumstances allow me to continue making my work.
What's the area like?
Colvestone crescent is particularly friendly and a street party is held every summer. Being an artist I felt most at home in Dalston due to the varied demographic of people and the infectious buzz that continues to attract. I have never experienced any hostile behaviour. Ridley rd market is very friendly and I will miss all the interesting folk there. It's rare to be so close to one of the very few standing central London markets. There are current improvements that will make it even better including the planting of 36 trees.
What is parking like?
I recommend getting a parking permit and then books of tickets from Hackney council for when friends with cars visit or for tradesmen. Otherwise, it's the usual free parking outside 8.30am -6.30pm mon-sat.
How busy is the road, is it quiet at night?
Extremely quiet yes as it is a no through road: This was so important for me having been brought up in the countryside.
I'm currently working from home, how does that work in this property?
The couple currently living at the flat and are soon to move out have been working from home for the last two years and have found it ideal. Good 5G broadband, quiet and being south facing in the living room; lots of light coming through the french doors to the patio.
What's the internet like?
Very fast 5G broadband
What's the boiler like?
No problems to note. Quick to heat up water and radiators.
Are we able to do any work/extensions?
I cannot foresee a problem: The freeholders live upstairs and are very friendly.
