Beautifully presented and stylishly decorated throughout, the property offers luxurious and expansive accommodation comprising; wide entrance hallway, approached via a communal walkway, leading into the bright and spacious, open plan reception/kitchen/diner, flooded with natural light from two sets of wide double doors, each with Juliette style balconies. The room is truly impressive, with wonderful wood flooring which flows through the entire property, and two distinct living sections providing superb space for relaxing, entertaining and dining. The kitchen area, sectioned off from the rest of the room by a breakfast bar area, comprises a modern range of matching wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor and electric oven below, and further space for appliances. There are two well sized double bedrooms, each with bespoke inbuilt wardrobes, and boasting sleek en-suite shower to the master, plus a stylish family bathroom with contemporary style free-standing bath suite and elegant tiling. The property is enviably located within a short distance of both Hoxton, Shoreditch High Street and Old Street stations, each providing excellent cross-London links, as well as numerous regular bus routes connecting the surrounding area. There is also a vibrant selection of shops, bars, cafes, restaurants and amenities close-by, with neighbouring Shoreditch also boasting an array of fashionable eateries and nightlife. Viewings are highly recommended. Comments from the owners: The huge open plan living/dining/kitchen/entertaining area that was created by opening up two separate rooms - this is great for parties, and makes the whole flat feel really spacious. We’ve also renovated the bathroom and shower room since being here because we like our creature comforts. The bath fills directly from the ceiling in a beautiful column of water! There are big double glass doors onto the courtyard on one side of the flat, and onto the street on the other, which you can open to create a through-flow of air in summer. The space in the underground car park is a bonus - because we don’t have a car we rent it out. We’ve spent 7 happy years here and are planning to move to a new area to renovate a house - which will be a challenge! All of Shoreditch is right on your doorstep, including an ever evolving mixture of bars, restaurants, pop-ups and shops. However, the flat itself is on a quieter side street, so it is still possible to escape from the buzz when you need to. Transport links are pretty great - Hoxton overground is three minutes, Old Street is about twelve, and Liverpool Street about twenty, at a relaxed walking pace. The Grocery is a very nice deli and wine bar a minute’s walk away just around the corner. Regent’s Canal, Shoreditch Park and Haggerston Park are five minutes run away, and Victoria park is 15 minutes run away (at my pace), so there’s plenty of options for a local runner. The flat is accessed, by its own front-door, from Perseverance Works, a beautiful old London warehouse district. It is a community of small businesses including photographers, architects and artists with a gated courtyard that’s great in warm weather, and a lovely team of security people.
