Comments from the owner:

What do you love most about your home?

We love the balance that this flat provides between being a quiet sanctuary, while having easy access to all our favourite spots in London. You've got St James Street just seven-minutes away with fast trains into Liverpool Street, and Blackhorse Road in around 15-minutes to get on the Victoria line. We also love cycling and have great routes from right outside our door. The location is great and the best thing in recent times has been all of the amazing green spaces on our doorstep. The lovely St James park is just a stone's throw away with the expanse of Low Hall fields behind it great for exercise, while the beautiful Walthamstow Marshes and Wetlands (Europe's largest urban nature reserve), are just a 20-minute walk. By bike you've also got Epping Forest in easy reach too.

The flat itself is lovely and peaceful being alone on the top floor and having a dual aspect with so much sky was one of the things that really sold it to me. The windows face South East and North West so you've always got light streaming in right from sunrise to sunset. There's loads of space around the whole building so we're not at all over-looked and feels very private. We also love the two views - one way down a row of Victorian terraces to St Saviours church spire, while the other way we overlook Walthamstow Pumphouse Museum with its two vintage tube carriages that turn into a supper club and film set on occasion to keep things interesting.

Why are you moving?

We need more space and so are moving out of London to buy a house but if we could afford one here, we would stay in Walthamstow for sure!

What do you love about the area?

We really love our local St James park which we visit almost everyday and it's great being able to get to Walthamstow Marshes and the Wetlands for a Sunday walk to sit by the lakes and observe all the wildlife. The St James side of Walthamstow has really come alive the last few years with Crate St James opening up and we particularly love the St James cafe and deli opposite the station. Walthamstow Village is just a five-minute cycle too for some amazing al fresco tapas on a summer evening and there's loads of choice for supermarkets, a great fishmongers and the famous Walthamstow market too of course.
