What do you love most about your home?
We have loved the open plan kitchen and living area which has been great for entertaining. The room is flooded with light, and with the property being south facing the sun can be enjoyed throughout the day. The garden is a perfect size, allowing us to have barbecues and grow our own veg which has been lots of fun! The contemporary design along with the traditional features of a victorian home are lovely, and both bedrooms provide ample space.

What do you love about the area?
This property is perfectly situated between Hackney and Walthamstow village. By foot, we can easily access all of our favourite local jaunts; Chatsworth road, Lower Clapton, St James's St. and Walthamstow Village. The access to the outdoors is unparalleled to anywhere that we have lived in previously in London. A short walk to the Wetlands and Walthamstow Marshes, takes you to the River Lea, and a stroll along here will take you to Hackney Wick and Victoria Park. Alternatively, just up the road is Epping Forest, beginning at the Hollow Ponds and stretching north into Essex. We are extremely well connected, being between the Central Line in Leyton, the Victoria Line in Walthamstow and the Overground service into Liverpool St. from St James's Street, not to mention the many bus routes serving the city. We will really miss having all of these opportunities on our doorstep.
A 2 double bedroom ground floor garden flat which excellently combines the character of a period building with a wonderful modern finish and large extensions to make an excellent and highly sought after home. The whole property was recently refurbished and emphasises the period features to the front with fresh-faced stock bricks, sash windows, feature railings and a tile entrance. By contrast, the rear of the flat has been extended out and into the side return creating a modern large open plan living / dining / kitchen space. This makes the most of the South-facing aspect with skylights, velux windows and large pane doors creating a bright and airy room full of light.
The bedroom to the front benefits from the feature bay and recessed wardrobe space to create an inviting master bedroom. The second double room gives access to a private terrace courtyard, ideal for a quiet seating space or even some extra exterior storage. The final touch is an immaculately finished bathroom with feature floor tiles, classically styled brassware and a marble countertop with inset sink.
