Full description

Nested are delighted to present this excellently extended and refurbished 2 bed terraced house. The property has been significantly improved by the current owners including an extension to the ground floor, providing a through reception room extending to over 24ft and a separate, fitted kitchen. From the kitchen, you can access the beautiful garden, which extends to just over 30ft, with a mix of a decked, lawn and rear patio great for a summer BBQ or an afternoon sunbathing. Upstairs there are two good size bedrooms and a 3 piece bathroom. Acacia Road is located near both Ofsted ‘good' and ‘outstanding', primary and secondary schools as well as a convenient walking/bus distance from Walthamstow town centre, its range of shops, boutiques, international cuisine and cafés as well as famous street market. Also, for the morning commute with St. James Street and Walthamstow Queen Road being less than a 15minute walk and Walthamstow Central (Victoria line) just an extra 5 minute walk. For the cyclists, the cycle way C23 which runs into London is extremely accessible, making the commute even easier. Comments from the Owner: What do you love most about your home? We love the space in the living room. It’s open, airy and practical for every day use or entertaining. The kitchen has enough work space to cater for a large group (we hosted a murder mystery and managed to cook a three course meal for 12 people) and the utility space is handy too. We also love the garden which has been a labour of love over the last 5 years. We spend a lot of time here, gets a lot of light, and is the perfect place for a barbecue or just to sit and relax. Why are you moving? We are staying in Walthamstow as it’s a great place to live. We are looking to get a bit more space for our growing family. What do you love about the area? As well as the obvious perks of living in Walthamstow there are lots of treasures right around the corner. There are a lot of open spaces nearby with St James Park just a short walk away, and slightly further afield are the Wetlands and the marshes. St James Street has really come up since we’ve lived here and Crate is the perfect place for coffee and cake, or beer and a bite to eat on the weekend.  We’ve met lots of friends at The Mill community centre, which has free events for young children, and a variety of classes for the rest of the family. If you cycle, Epping Forest and the Leyton Flats are great for a shorter or longer ride, and Walthamstow’s “Little Holland” project is adding cycle paths all the time to make it safer for everyone. Our final secret retreat is the hidden Lighthaus Cafe in the heart of the industrial estate which we recommend to everyone. Worth a visit for the carrot cake alone!
