Property Details: Accommodation comprises entrance hall with inbuilt storage, leading into the bright and spacious, open plan reception/kitchen with direct access onto the delightful enclosed private balcony and ample space for both relaxing and dining. The kitchen area comprises a modern range of base units with work surfaces incorporating inset sink unit, electric hob with overhead extractor and electric oven below, there is also a slimline dishwasher, and further space for appliances. There are two well sized dual aspect double bedrooms, plus a stylish family bathroom with white three piece suite and elegant tiling. The property is superbly located within easy access of Stratford, Stratford International, and Maryland stations, all providing unrivalled cross-London and inter-city connections, as well as numerous regular bus routes linking the surrounding area. The property is also ideally located for an array of shops, bars, cafes and restaurants as well as the impressive Westfield Shopping centre, also just a short walk away. The A12/M11 also offers easy access in and out of London. Viewings are strongly recommended. The Modern Way To Move Estate agency is stuck in the past, Nested's mission is to empower people to make the move they want, when they want. We're the first estate agent using live data to keep you informed about your performance so you can achieve the best sale price for your home. We even offer a cash advance so you can move when you want, even before you sell. Nested put you in the position of a chain-free buyer, giving you the power to negotiate a better price on your new home. Along with our excellent agents who help with your negotiations, we typically help save up to 5% on your new home. With over 450 homeowners helped since 2016, get in touch to find out how we can help you sell smarter. What do you love most about your home? The space is really functional for socializing, thanks to the open plan living room and kitchen with space for a full sized dining table and it has loads of natural light all through the day. We regularly have family and friends over for big meals: there's lots of communal space for get-togethers. Luckily, Stratford tube runs 24 hours over weekends and is only 5 minute walk away. The flat looks onto the central courtyard, with a view of a couple of beautiful rowan trees. We hang a bird feeder on one of them because robins are very entertaining. Why are you selling? Perhaps a change of lifestyle? While the balcony has been a great starter, (and the location is second to none for work and play!) we are hoping to try our hands at a bit more vegetable growing, having watched plenty of Monty Don re-runs. What do you love about the area? Although we are close to the Westfield shopping centre, we head towards East Village more frequently for its green and open communal space. It is part of the Olympic legacy development, with plenty of bars, restaurants, cafes and parks to explore. Every visit to East Village should start with ice-cream from La Gelatiera, the finest gelato (don't miss the niche Halloween flavours!). In prime sports season (Wimbledon, Euros, World Cup) a big screen is put up at Victory Park which makes for a great atmosphere. To keep fit, there is the Better gym in East Village. We also love the easy access to the nearby London Aquatics Centre for serious lap swimming or just a splash about. Further towards Hackney Wick is the canalside bars and pubs of Here East, excellent for dog watching and pint sipping. Don't discount the draw of the more established side of Stratford: The flat is right opposite the historic Theatre Royal, and the independent Picturehouse Cinema, for when you're feeling cultural. If you forget something in your big weekly shop, the Stratford Centre (literally across the road) will sort you out with anything from the humble pint of milk to straw mushrooms. Forest Gate has hidden yoga studios for de-stressing and for those voters - your polling station is in the faded grandeur of Stratford Town Hall.
