What do you love most about your home?
The kitchen diner as it has enabled us to spend more time together cooking etc and has been fantastic for entertaining, totally changing the way we live and making our home somewhere we like to spend more time. Other features we both love are the bi-fold doors, the utility room, the large bathroom, parking for both cars, the garage and the engineered flooring on the ground floor. The proximity to the park is also fantastic and it’s somewhere we spend a lot of time all year round. Why are you moving?
To be closer to parents and to be in the countryside – if we could lift our house and move it we totally would! What do you love about the area?
The park is definitely the best feature of this location as it’s so diverse with it’s wooded area, events in the summer and cafe & bar – you can easily forget that you are so close to London. The wide open space has been especially priceless during lockdown. The proximity to shops and the train station into central London has also been invaluable for both of us.
Accommodation comprises entrance hall with understairs storage, access to guest cloakroom and stairs rising to the first floor, leading into the bright and spacious double length reception room with attractive bay windows to the front, ornate feature fireplace and surround, and beautiful oak flooring which flows through the ground floor accommodation. To the rear of the reception the living space opens into the stunning extended kitchen/breakfast room, flooded with natural light from skylight windows and bi-folding doors which open out onto the delightful landscaped south facing garden, with entertaining area/decking with wall mounted lights, and side access to garden. There is also a garage at the end of the garden with up and over electric door, and new fences around the perimeter of the garden. The kitchen/breakfast room, with wonderful family space for dining, comprises an ultra-modern range of matching wall and base units with quartz work surfaces and central island/breakfast bar, incorporating inset sink unit, induction hob with overhead extractor, double wall mounted electric oven, and further integrated appliances (leading to utility with extra storage, sink and fixtures for washing machine and tumble drier). To the first floor, there are three well proportioned bedrooms - two doubles (bay windows in master bedroom) with inbuilt storage (built-in shaker style wardrobes), and a further single - plus a large and elegantly presented family bathroom with period style free-standing bath suite and separate shower unit.
We further understand that there is existing planning permission in place for a loft conversion (1 master/large double bedroom with en-suite) (joint application with kitchen extension DC/17/101752 already carried out.) Further information upon request.
The property is very conveniently located in a popular residential area adjacent to beautiful Beckenham Place Park (98 hectares of woodland and open space including lake, bar and cafes), within easy access of Beckenham Hill station (5-10 mins walk), as well as numerous regular bus routes, all providing excellent connections into Central London (27 mins into Blackfriars) and to the surrounding area. There are a variety of shops, and amenities within a short distance, with Bromley & Beckenham within easy reach for a wider range of shops, bars, restaurants and leisure facilities.
