Full description

This ideal family home has been thoughtfully extended and lovingly looked after. It comprises a wonderful open living space downstairs including a large fully fitted kitchen, dining room, utility room and downstairs WC and shower. On the first floor, there are three bedrooms as well as a modern family bathroom. The loft has been converted into a substantial master bedroom, with extensive storage and an ensuite. The house also benefits from an immaculate garden, perfect for entertaining, a garage, and excellent storage throughout. Leamington Avenue is conveniently located within walking distance of Orpington Station with direct links to London. It is also close to excellent schools including Tubbenden, Newstead Wood, St Olaves and Darrick Wood. What the owner says: What do you love most about your home? The garden is one of our favourite spaces because we have a big family and love socialising. The garden really is a great space for entertaining with different seating areas, Steve can also have company whilst barbecuing. The sun is also in the garden for most of the day. We also love the house at Christmas, we really go to town with the decorations and the bay window is a perfect spot for our Christmas tree. I also love our new loft room, it feels like we have our own little haven, a bit like staying in a hotel. Why are you selling? We are selling as we would like to move out to the countryside for a change of lifestyle, looking to buy a house with an external building that we can convert and let out as a holiday home. What do you love about the area? We have been in the house for 13 years and I was pregnant with my son when we moved in. The neighbours are lovely and made us feel really welcome. It has a real community feel - the church arranges a messy church once a month, where the children can come along and make arts and craft, whilst the parents can have tea and biscuits and socialise with each other. They also have a Christingle Service on Christmas Eve which is lovely, the children can dress up and be part of the service. We've helped to set up two street parties, whereby the council agreed that we could close the road and all the neighbours in the road came along and made cakes, there were games for the children, and the church lent us use their table tennis table and tables and chairs for the food. We have a fireman in the street and he arranged for the fire engine to be there for the children to sit in. We also had the Mayor of Bromley come and visit and had a cup of tea with the residents. When it snows there is also great fun to be had sledging on the slopes in Newstead Woods. There are also great walks in nearby High Elms Country Park. I have been really happy in this house, my children have grown up here and it has been safe for them to play out in the street.
